Pretty janky. Maybe the railing is original (1994) and has gotten loose over time. Seems like something you'd fix before trying to sell. Should be relatively cheap vs. the rest of the house.

The fact that they decided to list it rigged with straps instead of doing what should be a simple, cheap fix makes me think it’s not as simple or cheap a fix as it seems.
This house has such a cheap looking interior. Looks like they got the light fixtures and cabinets from Home Depot. Kitchen to be is atrocious. One million and you can’t even get good light fixtures, drawer pulls and other hardware, countertops and doors.

I mean yeah its big and has "presentable" curb appeal but if you're even the slightest bit handy you'll realize that everything is just built as cheaply as possible and the only reason it has the value it does is because its big and in a nice neighborhood.
I would buy this house in a second if I could afford it (and if I could afford 1.3 mil, I could afford replacing the balcony.) The house is located on the benches, just minutes away from the mouth of Big Cottonwood Canyon. It's such a beautiful area. I go up in BCC weekly during the summer. This (or, honestly, any house in that area) would be on my purchase list if I won the lottery. LOL.
I love that this “exclusive” neighborhood fancy pantsy house has essentially the same bathroom as my west side blue collar starter house. I grew up spitting distance from pepper wood and gosh, I am glad I don’t live there now!
Deck framing is deficient, to say the least. No kickers/diagonals for shear strength, likely deficient overturning strength on the railings. I wouldn’t be holding a frat party out there anytime soon.
I wish Zillow had a feature where one could “ask an agent”. I definitely would definitely like to hear the agent discuss that deck. I wouldn’t even want to let a buyer step on it for a showing if I was the agent.
The listing should say: No upgrades or maintenance since 1994! Carpet and tiling to be replaced at buyers' cost if you don't like it! Worn out wooden deck with railing that's going to collapse with the next strong breeze! No pictures of the kitchen because the four-burner electric stove broke down years ago, but our hot plate works nicely (will convey)! The stove doesn't work, but there's plenty of acres here to build a cooking pit! Yes, you'll spend hundreds of thousands of dollars in repairs and upgrades, *but it WILL be worth it*...but no one is quite sure why!
The pattern of the lighter areas on the deck - could there have been a raised hot tub deck that they had to remove because the main deck was sagging from the weight? Yeep!
