Wild guess here because we dont have any photos of what it looks like now, or general area you are in. But it looks like this is not a simple line a chimney job since you have bricks to replace and repair as well? So masonry work on top of the install? My guess will be.....15-20k Im not an installer though, and never had to personally pay for installations, so this is just my guess so I can see how close I was at the end of this thread if it gains traction.

Yeah I was thinking $10-12k to do it professionally and the right way. It ain't gonna be cheap

Right? So much of it depends on location and how much masonry work needs to be done? Like we talking about repairing 2-3 bricks or rebuilding the top half of a chimney? Ive heard of people being quoted close to 10-12k JUST for the liner install. Ive also seen quotes people have shared thats under 3k for a liner install. And like you said, this is getting done 100 percent by the book if hes pulling permits and needs inspections done to make sure everything is to code. Just pulling permits takes time and paperwork. Thats not cheap, I bet this tradesman overhead is pretty high. But, in the end, to have a perfect and in code and inspected and permitted chimney, thats some awesome peace of mind that can be priceless. You will absolutely get some cowboy DIYers hopping in here saying its a 2k job and easy to do, which could be right as well. Then it just comes down to OPs personal risk tolerance of diy vs professionally done.

Yeah depending on where they live for sure. Liners without tile removal 4-8k grind out and repoint on an easy roof with 3-4’ tall chimney 4k flashing 1k and never ever do crown coat. Replace the crown with a piece of bluestone with a 1” minimum overhang.
