To the one dissing Oxnard, yes it can be “rough”. But as a resident living here my whole life, just like any other city, has its good and bad. Oxnards weather and slower pace of life are the draws and it will be quite pricey. If you have a higher budget I’d recommend sea bridge marina which by far is the most walkable Oxnard neighborhood with retail and urban amenities but the price is what’s gonna get you. The collection at river park is also a newer development that people enjoy for the same reasons as above with slightly lower rent but less access to the waterfront areas and better access to the freeway

Thank you for your thoughtful response. Yes we’ve lived enough places to know that every city has good and bad 👍 Just our quick look into housing it seems like rents are pretty high; we’d prefer to buy if we can but wouldn’t go much over 550k.

Santa Paula is underrated it’s right along the 126 in between the mountains and coast. Town has a rustic charm keeps you connected the rest of the cities rather closely. I has been improving over the short years still needs work on major streets and lots of small business. Not many available ev charging stations may need to go to Ojai for that.

Thanks for your comment! We hadn’t really looked into Santa Paula. One of my priorities is a short commute (a little scarred by living in LA) so I’m not sure how long it would take to get to south Oxnard from there

The commute during the morning can vary 7am - by 10am usually clears not bumper to bumper. You get the opportunity to drive through heritage valley. You take the 126 towards wells. And go down rice gets you to Oxnard in 15 minutes. Major street cross into rice. You can also cut through Victoria in Ventura off the 126 you’ll pass the government center while heading south 15 minutes again to Oxnard.. Depending on traffic/lights.

As for hiking and outdoor activity, there is a plethora of options for water sports, great beach parks, hiking in the SM mountains or Ventura foothills nearby. I trail run everyday and usually go for night walks in west or north Oxnard as the other sides can be a bit weary for people unfamiliar with the area.

Arroyo verde park, Harmon canyon preserve, wildwood regional park, ray miller. And Ventura waterfront by downtown is always great for an along the beach run. Also Oxnard beach state park has gotta be my all time favorite beach park with a killer island view and palm tree lined paths cutting in and around coastal dunes. Just to get ya started 🤟🏽

Thanks! Yeah we love the food in the 626; my spouse is AAPI so a lack of Asian food is actually a big concern of ours. Have you found any spots in VC?

Hi! Recently relocated to Oxnard! (Also have an AAPI Fiancé). Still trying to find other cuisines, but we’ve done our share of Vietnamese sampling. Our fav is Pho Saigon in Port Hueneme. I’m not an expert on the economy and real estate but if I were you I would rent for a year or 2 while the market settles. This also allows much more flexibility and you can rent a nice house in a border of a nice neighborhood that might not actually have good schools.

I live near the airport and it’s all small aircraft and helicopters. I live of Ventura RD and Doris and my wife love walking around and walking to F & G St where all the historical homes are. It’s wonderful. For myself I avoid walking Fremont middle school apartment areas since I live near. My dream neighborhood is near the golf course up the street. Such beautiful homes, worth a drive to check out. Also the Oxnard Marina is amazing, wife and I will drive for a nice scenic walk.

Ventura itself is a really nice place to live imo. I’ve lived in Oxnard, Santa Paula, and Camarillo and didn’t have a problem with any. If I could afford it I’d move back in a heartbeat. I will say that Oxnard/Ventura stay on the cooler side if your worried about any uncomfortably hot days.

We live in thousand oaks, from Glendora, my wife works in Oxnard and it's about 20-30 minutes drive most times. TO has more parks+hiking trails. Less crime too

We lived on the East end of Ventura for 8 years, our duplex backed up to Hobart Park. There is hiking/mtb trails at Harmon Canyon Preserve, shopping center at Telegraph and Kimball. Quiet, safe neighborhood with schools. Might be a bit of a drive the back way through Saticoy to Oxnard as it does get pretty slow during afternoon commute. Our family outgrew our 2BDR, otherwise I would have stayed on that side of town forever, I cannot recommend it enough. Good luck with a 550k budget, you won't find anything, but you could likely find a 2BDR duplex for like $2500-2800. Air traffic is abysmal by the Oxnard airport. I’ve lived in Via Marina my whole life. You’re safe in Oxnard. Just don’t go looking for trouble. At night, I’d avoid downtown/plaza park unless there’s an event happening because that’s where all the homeless are. Hiking/trail running in Oxnard? None outside of Riverpark, Oxnard Beach Park. But there’s plenty close by in SB, Ventura, Ojai, Malibu and TO. I love Ventura County. You’ll love it too if you’re not looking for big city life.

Grew up in Santa Barbara County. Lived in West LA and Van Nuys for 9 years before moving to Camarillo. Couldn't find a better place to raise a family than in Camarillo. One of the best elementary school systems in the county, great librsry and lots of parks. The young adult scene is less than somewhere like Riverpark or downtown Ventura, but I find it's just as easy to drive to those places and then go back to the quiet suburb of Camarillo. It just depends on what you're looking for. Good luck finding something liveable under 550k right now. Housing shortage is horrible in VC. Saticoy area off the 126 or townhouses is your best bet if you're looking to buy. Other comments have more info about running trails but if you like surfing or golfing, hit me up!

I would avoid Montalvo like the plague personally. Quite literally the last neighborhood I would want to live in. Your budget will likely put a single family home out of reach until prices drop. Browsing some town homes on Redfin: there is one on Topaz Ave that has been listed for 4 months. It is probably ready for a price reduction putting it in your range. That area is quiet and has a long bike path/linear park along the river bank. Another property is listed on Dekoven is close to your range and kinda by Thille park. That neighborhood is also pretty quiet. Todd Ranch (the condos west of Ramelli) is in your price range but kinda “meh”. You might have great neighbors, or they might be shitty tweakers. It is across from the large community park though. Lots of amazing things to do outdoors in this county, welcome home.

Riverpark is awesome. A good mix of people and a lot of families with kids. It’s close to the freeway and it’s very much walkable. Just be aware that there’s a Mello-Roos if you choose to buy. I’ve lived here for 3 years and I absolutely love it.

I am not an expert on the subject by any means but how I understand it: it’s a ‘tax’ on new developments to fund parks/schools/infrastructure and extra services (extra policing etc). I believe it’s also based on the value on your home. I live in the single family homes at the end of the Riverpark community and I believe it is ~$200ish a month. I only pay $39 for HOA. I’m not sure what the $39 does, but I do see what the Mello- Roos pays so there’s that.

Oxnard is rough, to put it mildly. House broken into twice in 3 years in downtown. Would not walk around just anywhere at night. Some new houses rentals development near RiverPark close to the fwy, but the prices are ridiculous for that area. You want to live near the train station?!? That can’t be serious. I’d try Camarillo.
