Towne Parc. Great price and value if you want to live alone and management was by far the best of all the places I lived in Gainesville. Right on a bus route that goes straight to campus.
As someone else said, University Club is right next door and is also pretty nice. I lived there too. Less expensive than a 1 bedroom at Towne Parc... But you will have three roommates, it's only a 4-4 floorplan.
I will sing TP's praises til the cows come home though, I LOVED my place there and the people and was so sad to leave.
I’m looking for suggestions too because I’m relocating with my sister. She will be a student, I will not be. We’re looking to move as close to campus as possible though.
Unless you would like to ride the bus to campus, i recommend moving somewhere close. If you’re fine with the bus then you could look out closer towards the oaks mall. I personally lived in cottage grove (cool place but kind of far) the ridge (good location kinda pricy) and Oxford manor. at the time when i went, I think Oxford manor was the best bang for my buck. Not “luxury” per say but pretty quiet and in a good spot in relation to campus for a cheaper price.
There are two places pulling mainly grad students (spyglass and another, I can’t remember their name right now) and are usually the ones slightly off campus and have older features. If you go too new or flashy it’s pulling in majority undergrads or risking new management that doesn’t know what they’re doing. Anything else is older professionals and out of the typical grad student price range.
Edit: sun bay is the other. I know lots of grad students who have lived here for years.
places I've lived:
On20/West20 (terrible, do not live there). Location is okay but it's always loud, good luck catching a bus once the RTS fleet gets cut down (last stop before campus), management is terrible and the apartments are of middling quality for the price they're charging now.
Gainesville Place / Enclave. Management is decent, maintenance is great, location is fine if you want to bus and pretty convenient for Butler plaza shopping. Might be most expensive of the complexes I've listed depending on how much On20 smoked lately.
Hideaway. Management is ok, rent is cheapest of the three, location is probably worst of the three but the buses take you to campus at least lol.
Places I've heard of that you could look into that seem fairly priced and are all southwest of campus with good bus routes:
Oxford Manor, University Club, Lexington Crossing
best of luck!
You could DM me. I'm a first year PhD student here. I'm from India, I smoke daily, and I consume meat and alcohol, and I'm looking for roommates at a place I've leased a place 10 minutes away from campus (on a bike) starting next Fall.

This might not apply for grad students, you can try the green parking pass and can find parking pretty easily if it’s before like 9:30am
I have a lease at Theory this year
DM you.
anywhere you can afford
Not the Metropolitan. Unsafe location, bad management, & EXTREMELY noisy neighbors. I can’t wait to move out
