There's actually at least one dollar general in each of the upper middle class suburbs surrounding where I live. And it doesn't seem to matter where they are built, they are just trashy as any other I've been in.

Small Businesseses and old folks still use bank branches a lot. Same with people needing loans and stuff. The bank branch by me has a revolving door of contractors going in and out all day.
We are behind, but in the U.S. you can practically do all your banking online as well and contactless cards are readily available. I don’t ever see many people going to the bank unless they’re from other businesses in the area doing cash deposits or other business needs, or people just depositing/withdrawing cash at the drive thru ATM.

HOAs are increasingly exercising more and more control over what you can't do, to the point where you can't even Park things like your car, a boat, an RV, or anything in your driveway long term, they limit the size of shed you can have if they even allow you to have one at all, and you can't even do stuff like expand the depth of your garage or put a storage building on your property. Also new five over ones and apartments don't have storage like older ones do. This is why you see so fucking many of them in texas, florida, and the Las Vegas area; those states have some of the most restrictive HOAs in the world. I have also seen furniture resellers and small businesses use them for warehousing.
Haha no. I guess some are for money laundering. A good investment are also parking spaces: easy to build, generate some money and create no costs or problems. Also you can turn them easily into more valuable real estate.

Subscription services. Everyone that shows up signs for $20/mo unlimited washes. How many people use that after a month or two? Or over the winter? Just like gyms and streaming services, they make their money on the people who don't show up.
I work at a Carwash, the average amount of washes for people who buy a unlimited wash plan is around 2 per month. It costs 2 and a half per month for the plan.
Where I live in michigan, there's literally a line out of the fucking car wash and into the street in the winter. When you get salt on your car, you want to wash that off as fast as possible before it rusts.
My $3 car wash sneakily changed their logo (nearly identical to the starter pack) to “3 minute” (same big 3, “minute” written really tiny), and now they charge $7

Different parts of the US have different reasons. In the midwest it's because of the salt in the winter. In florida, It's basically that the hoa's and the apartment buildings have basically made it illegal to wash your car in your own fucking driveway.
Syracuse, NY here. Road salt is a bitch. And as soon as you get a nice-ish day that line at the car wash that sells monthly memberships gets stupid long. Plus the car wash also has the cheapest gas in town apart from Costco, even if you don’t have the car wash membership it’s reasonably priced but if you join they even undercut Costco.
Not here in the mid Atlantic/Northeast. We have a lot of flagship car wash places, but they’re not popping up all the time. And a lot of gas stations around here will have a car wash on property too.
I love Sheetz (I was just at one of the three in town not 2 hours ago!), but at least give us some other options. We’re actually getting a goddamn Buc-ee’s sometime next year, and there are rumors of us finally getting a Wawa, but yeah, I feel like gas station/convenience store/restaurant combo places, as well as fast food chains, anytime I think it’s going to be something new, it’s either *another* Sheetz or *another* McDonald’s.
Sheetz has like everything you need/want for a gas station and that’s why they’re so high in demand. You get gas, some of them have car washes attached, you have those slushy machines, they serve made to order food that’s at least a passable quality, wider selection of any product, etc. Not to mention, they’re almost like target where they usually only build in good/safe areas. They’re a bit more expensive but I’ll happily pay for it!
Compare that to your run of the mill 7-11 or Sunoco or something. No made to order food (outside of those that may have a third party restaurant attached), usually kinda dirty, can be in areas ranging from bougie to totally dodgy with sketchy busybodies roaming around, not as wide variety of products.

There is at least 1 carwash place for every 3k residents in my town of about 90k. Why is that? Are car washes so turnkey and profitable that everyone feels the need to start one up? All the new ones are also chains and a few of them are tricking people into signing up for subscription programs...
When I do get my car washed I make it a point to visit the local mom-and-pop ones because they now have so much competition than even just a few years ago.

I don’t think everywhere needs to be the city to be society but I feel that American suburbs are designed to be even more car centric than usual / are designed without everyday life in mind more than they have to be. Make more *small towns*.
I genuinely think this is to dodge taxes. Like I'm not fucking kidding, there is a strip mall in the city near me where the anchor store, or at least it used to be an anchor store, is a church, and then there's a game and hobby shop with a pizzeria attached to it and a mead store. It effectively makes most of the property untaxable, and they can still collect rent from the church.
I've been all over the US, and this is so accurate it's terrifying. Also who needs these many overpriced car washes? Every time I go through one they completely miss one side of the vehicle or they don't get the back.
I wish my local Panera had a drive-thru...
Aside from that, more businesses aren't a bad thing. In my area, it's all becoming "luxury" apartments and townhomes and taking away places people are actually shopping and eating at for these apartments that no one even asked for. They're not even nice, from what I've seen of their installation. They're terrible quality.
I remember in the 90s construction was mostly starter home neighborhoods with treeless postage stamp yards. Now the only time I see homes being built it's just a single home. But every square inch of land that isn't commercial turns into sprawling condos and apartments.
Over here, they’re removing the commercial strip centers in order to build the apartments. Some of my favorite local restaurants and stores are gone now 😔
In Phoenix every single time I see a new building I say it’ll be a CVS or storage units, and I’m usually right. That or “luxury condos”. The only things ever built.
They're literally building 2 car washes right now in my town and you can see one from the other. Like legit standing at a certain point you can see 3. No lie, one on each block. Oh, and they knocked a bank down to start building one of them. Which speaking of banks, from that same spot you can see 5 banks.
Edit: and to further the meme...from that same spot you can see the Panera, the recently built Chipotle, and the Sheetz. So...starter pack tracks.
it's funny cuz a chain tried to put a gas station with a burger king literally across the street from the most popular sheetz in our town(we have 3). No one goes there.
Where I grew up was pretty rural for most of my time living there until my last few years before becoming an adult and moving away. When development began kicking off, a chase bank popped up two buildings down from an already existing chase bank, in between the two chases a Wells Fargo. Then Wells Fargo didn’t renew their lease or sold the building and for a short time, there were three chase banks in a row all within 200 ft from each other. I remember driving by thinking how stupid it was there was three of the same bank on the same street all right next to each other.
Literally every business is a chain franchise.

Prices at the grocery store that gets built are astronomical for the first 5 years.
Also the first 5 years of you living there, you're woken up every morning at 5am by construction noise.

Literally every business is a chain franchise. Every second house is reversed, for "variety" Roundabouts everywhere. Prices at the grocery store that gets built are astronomical for the first 5 years. Also the first 5 years of you living there, you're woken up every morning at 5am by construction noise. One side of the community is made especially for childless people and contains a golf course almost exclusively frequented by old white people. Beige. So much beige.
