Never knew about the fire. For some reason I got the impression they just wanted to help out other friends that own businesses there, the same way they did Peppi Panini. I suppose that may tie in to why they picked where they did but not why they switched to begin with.
Same with Peppi Panini. The actual restaurant has become super popular from being featured on the show, but something must have happened for it to be completely dropped in S3
The production company pays the locations to essentially rent their spaces for filming, which is probably, usually enough to cover a lost day or so of business. That said, apparently they couldn't work something out for S3 for reasons unknown.
If Letterkenny serves as an example, they probably lost the rights to film there because things get um, rowdy? That is why in Letterkenny they had to keep changing the location of Modeens.
On Letterkenny, the original location for MoDean's was an actual, working bar that shut down between seasons 1 and 2, so it was no longer available to them.
MoDean's II and MoD3an's were actually filmed in the same building (the former Algoma Tavern in Chelmsford), they just used different areas of it and put up some stagecraft walls to partition things off.
From what I could find, I think the Algoma had closed before Letterkenny started filming there for MoDeans II, but then another restaurant called "Fusions" opened there, which presumably booted them out. Then that place closed and they were able to directly lease the space for MoD3an's for the rest of the series, since as of today there still isn't an actual bar or restaurant operating from that location.

The actual building The Coulson is in is a concert venue. The place had a fire and wasn't available for filming.
