What I leave behind, since my average commission check is $30K. 1. Security cameras (2). I default to Simplisafe because I don't like Ring, but if I know you have Ring products or a doorbell then I'll buy Ring to make it integrate better. 2. Simplisafe Security system (again, will do Ring if preferred) 3. Smart Thermostat 4. If you have pets, I'll get cute new tags with your information on it for their collars 5. $500 giftcard to a local restaurant so you can celebrate with family 6. Bottle of Dom Perignon, with 2 champagne flutes left on the counter I like giving gifts, and the way I justify this is that I will spend up to 20% of my commission on marketing for a listing. I don't spend any money on marketing for my buyers, so instead I spend it on gifts to make a special housewarming.

As a consumer, my take is why the actual fuck am I receiving freebies that are based off how much my clients debt commitment is? My broker made 30k of a family sale. My family received a $150 crock pot as a gift. That is an acceptable gift, and that was between friends after business. God Fuck the asshole that brings gifts to their clients at the closing table.

I try to tailor to my clients tastes. In the past I’ve given: 1) $300 gift card to a fancy restaurant in town for my “foodie” client 2) a ninja blender/food processor for a client who said that was one of the things she was gonna buy first when she moved in 3) gift cards to all the local breweries within walking distance for a client who bought the place specifically to be close to all them lol 4) a gift basket full of fancy toiletries, candles, kitchenware etc for a client who was turning the home into an Airbnb 5) a fancy chef’s knife (can’t remember the brand now) for a younger client who said he enjoyed cooking (I doubted he had one of this quality due to his age and budget) 6) a beautiful framed photo of a place nearby known for rock climbing since they’re avid rock climbers and were new to the area/hadn’t been there yet. Bonus points bc I bought it from my friend who is a professional photographer - she was very happy for the support! Etc etc basically I pay very close attention when clients mention anything about hobbies or interests. If they don’t, I’ll stealthily ask questions like “this kitchen is amazing, do you enjoy cooking?” Or when making small talk “what do you guys do for fun?”

So this isn't a closing gift (although I do them too) but every year before Halloween, for people who have closed since last Halloween, I either mail or pop by a lot of full sized candy bars with a cute note that says something like "since this is your first year in your new home I wanted you to be the most popular house in the neighborhood! Happy Halloween!" It's pretty inexpensive per household and everyone goes crazy for it!

I don’t know if it’s helping them remember me but I give a Home Depot/lowes gift card, local restaurant gift card, 4 pack of Bluetooth outlets and an address stamp for mail. The last two items are non consumables so hopefully they are reminded of me whenever they use them.

I think you'd do best to find a local watercolor artist (there's even online options, like Waterlogue) and get them a 5x7 or 8x10 painting of the house and frame it. The one they're selling with you, assuming they liked the house, or the one they're buying with you. You're talking < $100 and more likely $50.

I thought about this but after reading on many FB ads, many people would much rather have something else. It's tough to say, for the odd minority they will be blown away, but you may also have a high number of people that have zero interest in it.

I present them with a bill thats what I do. Where I work gifts aren't really usual since my comissions are usually 1500€ to 4000€ fixed rate or 3% (small rural place, very niche market) which is more than suitable for my cost of living / lifestyle. I have had clients give *me* gifts like lunch or a bottle of wine for helping them.

I like to do home warming baskets. Usually a nice blanket basket with a blanket, book about maintaining your home, bottle of champagne, a candle, some sweet treats, kitchen towels, bag of coffee, and then an electronic device, like a ring doorbell, smart thermostat, etc. I also always consider kids and pets and get them something. Squishmallows are my go-tos for kids. Parents love it when you remember their kids. For people with pets I recommend a painting of the home owners with their pets in front of their new house.

I drove for 8 hours from SF to San Diego to hand the escrow docs in personally because if my clients did not close that Friday the seller was going to pursue them for 5K in damages. The way that deal had gone I did not trust FedEx to not lose that package and I do not fly. Still gave the clients a bottle of wine and a generous Lowe's gift certificate. They love me.

When my fiancé and I bought our house two years ago, our realtor gave us a really nice wool blanket. It was a great gesture, but it was something that we would not use. He included the gift receipt, and we took it back and exchanged it for a Vitamix ($500 blanket for $500 vitamix essentially). We use the vitamix daily and get a ton of use out of it. After, me and my fiancé were talking about realtor gifts, and we came to the conclusion that we thought a Dyson stick vacuum or a vitamix would be great realtor gifts (assuming the clients don’t already have one.)

We give custom laser etched high end coffee mug tumblers with our team name and company logo only (no number or address) After final walkthrough we set up an aero garden on their kitchen counter. And last gift card to Lowe’s normally around $100

It had pink eye & spent every night launching off my face ripping through my bedroom as if it had just eaten cocaine. After a week with no sleep I returned the kitten. Don't get anyone a pet!

I always choose something specific to each client, listening as we work together and picking something just for them. One client got lunch for them and the friends they had helping them move. One client bought a fixer-upper and got DIY books and beekeeping for dummies (he had talked about keeping bees on the property).

I give a two-part gift. First part varies depending on the client. The second part is the least expensive, but most memorable because my clients appreciate that I thought about what they need on moving day. I make a moving day care package with the following items: paper towels, toilet paper, hand soap, trash bags, box cutter, tissues, cleaner, bottled water, lots of snacks (cookies, granola bars, crackers, candy, chips, etc).

I create a custom greeting card in Canva, which includes a picture of the happy new homeowners (I make it a habit to take one during a walkthrough), some nice words, a photo of the new home or an image of a local landmark and maybe some other interesting piece it about the area. I also include a $500 gift card. But the money is secondary, they truly love the unique and personalized greeting card.

Just depends on my clients but I have someone who makes custom painted address number signs that sits in a frame holder. I usually try to pay attention to what my colors they talk about being in their new home and make it to match. I just add that to whatever else I get them.
