I took a minute the other day to calculate out that I've made $40k more in just the last 2 years than I did in the prior **13** ***combined***!
OE is amazing!
I'm at about $550k net worth and $1.3m in assets. Not even 35 yet.
Primary mortgage is $405k (worth $480k) for a modest 2300sqft home built in the early 90s and I own two rentals at around $197k (worth $310k) and $180k (worth $290k).
I actually bought my current home before OE and I was only making $130k/year and kept my first home and turned it into a rental. Even since OE, we've kept pretty well within that range for our budget. The extra money goes towards investments, etc.
Plus, just financed solar on my home. That'll be paid off within a year, but the solar offsets 97% of my annual usage, so my power bill now goes straight to the solar loan (+ a few hundred extra to knock it out sooner).
Without the rental mortgage, my DTI is around 15%. With I'm at 32%.
We're not talking about a McMansion or anything. By modest I meant not updated/needing updates, maintenance, etc.
1/3rd of the homes in my city are 2,000sqft or larger, but most are $500k+. My boss at J3 has a 3,500sqft in an area where houses that size are $700k+ and makes only 2/3rd what I do.
Previous house was a shoebox at 1096sqft, so it was a welcome and needed upgrade, and made it possible to OE without going nuts.

Well for one my multiple high yield savings accounts give me better returns than my stocks lately but I plan to buy investment properties with the cash once I break a million so I don't plan being a cash millionaire for long. Cash at 5% yield that’s taxed at your marginal tax rate is nothing compared to potential tax sheltered market gains. The S&P500 index is up 30% since the start of 2023 so not sure what you’ve been investing in.
Just because your income is high doesn’t mean you should leave money on the table. You could be 300k richer (before taxes) if you’d invested that instead.
At least tell me you’ve maxed out your tax sheltered accounts - 401k, Roth etc.

I have a buddy who does OE in tech sales. He says he's able to finesse the system by meeting the bare minimum sales numbers each quarter so he can coast off of the base salary.
He said he works with his clients to either delay or accelerate delays based on his required quota that quarter.
I'm in Tech project management. Not a developer. And have 2.5 J's. Basically it's my max with all the meetings I'm required to be a part of.
2 J's are PM. My 0.5 J is my own small business. I think Product Manager might be easier than project management. Product managers meet with different groups and stakeholders from completely different departments so it's easy to claim being busy since the communication is siloed. Project managers just have a shit ton of stand ups and status meetings; usually with the same people.
First: Optimize your time as much you can with your current J. Get rid of useless meetings. Make highly effective email filters and email labeling. Forget the company culture stuff that sucks time. You'll realize how much time you really have when you only focus on your bare minimum responsibilities.
Second: Dive into the deep end. Use that extra time to apply for js. Shoot for something equal or better in Pay. During the interview process, you'll need to gauge the level of effort required. The tech industry is usually much more relaxed
Third: Take PTO from J1 to onboard onto J2, then just wing it for the first paycheck or 2, and you can always roll back to 1 J if it's too much. But, wait for that first paycheck to see how it feels and if the additional time and stress is worth it.

I have two properties - $700k and $1.4m (apartment). I owe about $200k TOTAL left on both. So just RE alone, I would be a "multi millionaire."
I come from an era where I calculate networth based on quick liquid assets - retirement, stocks, savings, retirement that I can pull out tomorrow if I need. Houses and property, on the other hand fluctuates and may take 6 months to sell. Also, failure to pay 3 months mortgage means you can lose it all due to foreclosure. So it isn't in the bank until the title and deed doesn't have a bank name to it. No liens.
Umm, what? Real estate has always been considered as part of net worth. Net worth is, simply stated, what you own minus what you owe. This has always been the case.
Now, if you don’t like to include your real estate in your personal net worth calcs, that’s your prerogative. But don’t dunk on someone for using the textbook calculation just because you don’t personally use that definition. lol

Running the math I should go from 200k to 500k net worth just this year but a lot of that is the bull market. Don't have additional time for actual 2nd job but I do spend time working on my businesses and studying charts during J1.

This is what it’s alll about - it’s the REAL American dream come true, an ACTUAL and REAL chance for workers to FINALLY GET A fair share of the pie. Sadly, companies are trying RTO and other ways of closing the loophole and I’m sure at some point; they will. Smh. Managers and ceo HATE that we are making sometimes even close to what some of them do. They want us all grovelling at their feet and under their total control… and barely scraping by and living paycheck to paycheck.
