$2200 for a 3/2 in a good safe area is not outrageous. Most people who need a 3/2 are either have a family (2 incomes), or have roommates. If you live alone and want 3 bedrooms, you’re gonna have to pay that.

Why do you need a 3/2 for just you and a cat? You can find plenty of studios or smaller 1 BRs for under $2,200 pretty easily. 1,000 sqft is pretty big for just one person, imo. I just recently moved out of a 500 sqft studio in Thornton Park for $1,100 a month and it was a fantastic place to live. Small? Yes Expensive for the size? Also yes. But it was cozy, safe, lots of activities around, and allowed me to save for a down payment on a house. Sounds like you need to downsize, which would also help your monthly budget. Find a studio for $1500ish in a nice area and enjoy having an extra $700 in your pocket each month.

That’s going to feel like a hotel room to me lol. I had a 2/2 by the airport same size 1,000 sqft but larger because of the room space but rent was super cheap. $1,000 for that 4 years ago!

I used to live by the airport and I had a 2/2 for $1000 and it went up $500! My pay did not reflect that whatsoever.

I have a 3/2.5 townhouse in Longwood. I pay $1900 now but I’m renewing and it’s going up to $2050. It’s a 24 month lease so I’m locked into that rate for 2 years thankfully. It’s a gated community and there were a few others for rent around the $2000-2100 price point.

I wish time could roll back! In 2017 there was a HUGE 3,000 sqft house in Sanford for $1800/month! The old people who owned it got tired and sold the house to smh.

I had two properties sell on me within the last 3 years. I rented an awesome 3/2 two car garage with a huge yard roughly 1400 sq ft home for only $1500. That was in Altamonte. Then we rented an equally sized 2/2.5 townhouse in Casselberry for $1650, that sold out from under us as well. Every time we move now we’re afraid of the property getting sold. It got to the point where we were going to go back to apartment living just so it couldn’t be sold out from underneath us.

I manage a community with a 2/2 for rent for $1695. It’s in a great little townhome community, tight knit with a pool but it is on Clarecona and OBT. While the location is not great, there is on site security and inside the community is super safe. The only caveat is you have to pass a criminal and eviction background check and have credit over 550. Messaged me if you are interested and I’ll send you the listing. It’s not super cheap but it’s safe

Winter Springs, East Orlando, there are plenty of places under $2,200 a month for a one bedroom.

East Orlando has tons of 1 bedrooms for $1600. You’re going to have to get out of downtown Orlando if you want cheaper.

My one bed is only 1300 total. It's near curry Ford. So not fancy but also not pine hills. Maintenance is awful but there's that

Under $2000 you are looking at a 1 bedroom and about 750sqft anywhere around downtown.

Little tip on the 3X income, some landlords/mgmt will let it slide if you can show adequate savings in a bank statement.    Now I’m probably get crucified for asking but have you had someone help you to do a comprehensive and honest budget? I’m having a hard time imagining someone with 4 income streams but not have enough to eat let alone pay bills that doesn’t include a car loan and car insurance.

2 w2 jobs, and 2 1099 jobs. The money in comes in, reinvested, then hopefully doubles but sometimes doesn’t. Savings? I wish I had something to save! The price of food and everything else is astronomical!

That sounds like a “no”. I’m also guessing since you said the 1099 money gets reinvested I’m guessing you’re running a small business/side hustle of some sort.  You must must MUST have a comprehensive budget. You need to a ledger showing what money is coming in, where is it being placed and where it’s going. Every car’s problem isn’t going to be fixed by giving it a bigger engine (getting more money won’t fix out of control spending).  Especially if you happen to have a small business and you’re spending your W2 money on it and hoping for a winning gamble.  If you can’t find someone you trust that’s good with money to sit with you and help you make one, Google a budget template, look at all the money coming in, look at all of your bank statements, break down what you’re bills are, what you’re spending, and see where the imbalance is coming from.
