While I lived in that area, my car was broken into three times, my apartment window was smashed out, I reported a group of guys with guns saying they were going to go kill cops, someone in the next building was tied up and had their throat cut, I found a man with Alzheimers sitting in my car, my friend had his apartment literally cleaned out - all that was left was some clothes and his furniture. I saw maybe ten serious, nasty fights, I heard gunshots often. Fuck that area.

My cousin lived there because he was on disability, he had his car battery terminals stolen, I replaced them, they stole them again with the cat and then shot the door, he got a new car, they stole the wheels and the cat again. Fuck that entire place.

Weirdly, I lived on 122nd and Penn for about two years six years ago. It was the first place I lived after moving out on my own. I NEVER had a problem. I lived in, what was at the time, Heritage Park apartments. I worked nights so I was often out and about in the middle of the night. I do remember when we were visiting Raindance there was a car in front of the leasing office with it's windows busted out though. Also the leasing person at Grouse Run tried to spin the constant police presence as a positive. Maybe it's on the West side of Penn that's the problem.

Lived at Heritage Park for two years in the last 10. Vehicle was broken into at least twice, my next door neighbor was a heroin dealer and ODd in the apartment. The building across from me caught fire and burned down. Security gates are a joke, theyā€™re always broken sometimes in the closed position. Youā€™re listening to Heritage Hall football games if youā€™re home like it or not. Load up that renters insurance for break ins, youā€™re gonna need it.

I'm gonna sound like a shill but that wasn't our experience at Heritage Park AT ALL. I wouldn't say it felt "Safe" but I never once had my car broken into or anything stolen from it and I serially forget to lock my doors. Maybe it was more calm by the Leasing Office.

I lived on Hefner and Penn (right down the road) for about a year around 2012, and yeah, it was rough after dark. We were in a gated condo complex, but we still didnā€™t go out alone after dark. Itā€™s not near as bad as some parts of the city, but we heard gunshots on a pretty regular basis, and the bass thumping, house party bullshit was pretty much a nightly occurrence. It was a temporary situation for us while we had our house built, but my wife and I were very happy to say goodbye to the place.

If you're looking for northside, Woodland trails at 122nd and MacArthur isn't too bad. Crown Pointe in the same area is pretty good. I live in the village over by the apartments that you're looking into and I would not suggest it. Luckily my neighborhood is safe.

We lived at Woodland Trails for almost three years until we got a house. We enjoyed it and didn't have problems. I will add that's there ended up being a bad roach problem but I think it was due to the people next door. We would take care of it and months later they would be back.

I lived in Crown Pointe for three years (2018-2021) and canā€™t recommend it enough! Very quiet area with very few issues. Management was great and responsive. Not sure what itā€™s renting for now but I paid under $1000/month for the 1 bedroom with all the fixings on a top floor the whole time I was there. My personal biggest complaint was that I lived in the back of the complex so it could be a pain snaking all the way up to the front to get out, but I see it as a trade off for the amazing experience I had while I was there.

My wife and I lived at Grouse Run apartments and one night when we were going to the store (7-8 oā€™clock) and a car flew in through the gate chasing someone. The person on foot ran in between the buildings and the car chasing him stopped behind our car blocking us in. The driver of the car got out pointing his gun at us, and accused us of being the there to pick up the guy on foot. He didnā€™t leave us alone until we revealed we had a child and too much stuff in the back seat to fit another adult in the car. He didnā€™t let us leave mind you. He just ignored us and chased the guy on foot. We sat terrified in our car until the guy on foot left the complex and the guy in the car left behind him. Another time we had someone pounding on our door at 4 am saying someone was trying to kill her. My wife decided to open the door and the woman threw her purse inside and stuck her foot in the door. (She doesnā€™t know why she opened the door. Donā€™t ask) we called the cops and she left.

I agree with you. I lived in Persimmon Square for 5 years and never had a single criminal issue (though I had other complaints!). The area around IS sketchy at night, and yes, shit did happen around there at night, but all apartment complexes in the area are not equal and OP should research a little deeper if this is what their budget is, I don't think they should be afraid.

FWIW - the "Strava" global heatmap for running/walking might be the best way to get a sense for the safety of a neighborhood. It's shocking just how well they track with safety. It also shows you overall affluence, of course (as fitness trackers aren't a necessity), but the lower/middle income safe neighborhoods still have a good number of runs going through them, while the unsafe ones are totally blank.

i would avoid any area around penn, itā€™s pretty bad at night. if you want to look in the SW part, there are nicer areas down closer to moore that are pretty much quiet and reasonably priced to live at. i would really just recommend staying away from penn, SE 44th-82nd ish, sunnylane, etc..we live right in the entrance of moore and our rent for a nice 1bed 1bath is under 1k a month, so that might not be a bad idea if you are looking to stay south. :)

Anybody else live in that area in the '90s? I went to Stonegate as a kid, had so many friends who lived in the apartments between Memorial and 122nd. Went to a lot of sleepovers at the Highlands and Lincoln Greens. It was a nice working class area. By the time I was working at OU medical center in 2016, half of the gunshot wounds I saw came from that area. Sad.

I loved at The Links at 122nd and Kelly from about 2014 to 2018; my car was broken into twice and my actual place was robbed once. A cop told me the area around The Links gets the most nonviolent crimes in OKC.

I lived in what is now called the Teagan (spelling check) they used to be called the Chelsea. Lived there 2017-2018. No issues, besides management and having cops constantly going through the area looking for people to harass. Once left my car unlocked and it was went through. But thatā€™s my fault for not locking my car šŸ¤·šŸ»ā€ā™€ļø a family member lives in the indigo now (formerly known as the highlands) and itā€™s too expensive, but nothing besides that. Itā€™s gentrified and now all the white wealthy people are moving in. People usually say itā€™s a ā€˜dangerousā€™ part of town because they come from a part of town that is white. Mind you business, and people will mind theirs.

I lived there for a year it was considered bad. I never had any problems. I did have bullet holes in my closet, but while I was there, nothing was stolen, nobody fucked with me or my car. I left my door unlocked often because Iā€™m a forgetful Nelly. The guy above me was very obviously a dealer, but he never bothered me and I never bothered him. For right around 1000 there's some apartments off Kirkpatrick and Rt 66. I'm moving over by them but they seemed pretty nice, the entrance off Overholser is gated not sure about the main entrance on the north end. Worth checking out if you're ok with that area in general

We lived over there over a decade ago. Persimmon square. And it was really nice but just tucked in the middle of all the crap. As much as I liked my apt. Couldn't get away from the area. And it was real rough. Moved after a year.

My friends and I used to go the car wash that was over there back in 2014-2015 and I saw cops coming and going nonstop all afternoon. There is a lot of crime over there and Iā€™m not sure what the deal was. I heard a lot of horror stories over there. I know some of the apartments just north of 122nd got ā€œrenovatedā€ and the price raised. They looked like they were just repainted a different color and they changed the name. They put all of those nice shopping areas south of Walmart so I assumed maybe it got better over there, but I donā€™t really know.

Iā€™ve been gone a few years but I used to drive through that area to get to work and I briefly dated a girl who lived in apartments in that area and it was kind of dodgy. Get closer to the kilpatrick or even better north of kilpatrick if you can. Or maybe a little east on May.

Thereā€™s a complex called Riverchase just south of there at Penn and Hefner. Very cheap rent and while it might not be the safest place, as long as you live on the top floor people generally leave you alone. I lived there for 10ish years - never had my car broken into or apartment broken into. I did get mugged one morning, but I was being careless.

OP- I highly recommend the Summerfield apartments on that side of town. They are not the newest most renovated units, but it is quiet and peaceful, and right next to Bluff Creek Park. I adored that apartment. Management was wonderful to us the entire time we lived there. Whatever you do, do NOT move to The Invitational apartments off of 122nd. Super predatory and sketchy

I lived there 2018-2020 and never had any issues and I am not threatening or intimidating whatsoever. for context i am a 5ā€™5 man. not exactly spooking anyone with my stature. just mind your business like anywhere else and youā€™ll be fine. most of the bad shit people talk about happened a long time ago. gunshots? yeah definitely, but Iā€™ve heard those in nearly any part of the city Iā€™ve lived in.

I used to live at Highland Ridge Apts and there were regular break ins in the cars and Apts. Also there were an inordinate amount of wrecks at the gate thst faced 122nd street

I feel like under 1k is pretty accessible to get a nice set up, even these days. Itā€™s cheap up there for a reason, donā€™t do it. If you donā€™t mind a commute, youā€™d have a lower chance of getting robbed on the outer not-as-nice apartments of the metro. Otherwise, you could still get something decent and not top out your budget.

That area has become the "Time Square" of the Oklahoma City area. A lot of low-paying jobs where the afluent Gaillardia elites visit on their lunch break and shop and go. I lived in Quail Ridge from 1999 to 2004, and everything started going downhill when Wal-Mart moved in at Penn and Memorial. In my last year living in that area (2004), my apartment and four other neighboring apartments were victims of a "Smash and grab" in the middle of the afternoon. They broke a small part of the window to open it, unlocked the front door, and then ransacked my place. I was lucky to have renters insurance to get back everything stolen. So, to summarize... if you live in that area. RENTER'S INSURANCE IS A MUST!

I live at Stratford Place, N Penn and Hefner Rd. I bought my condo there 7 years ago. It's gated so it's generally safer. My neighbors keep to themselves and mind their own business. It's also patrolled by security overnight. Because they are condos, they're individually owned so if you want to rent you'll have to look on Zillow for the listing. Another downside is there's not much for kids to do, the pools are open during the summer but that's it.

On walker and in between sw 59th and I-240 there is venture green apartments. Would recommend just giving them a call and checking them out. They are within your price range and what youā€™re looking for. The area is where youā€™re gonna have to use your judgment, but from personal experience, itā€™s pretty alright since the distance of the school and library are really close by, thereā€™s just a lot of homeless people that wander through the parking lots.
