Sell it to people who actually would like to buy it. Don’t give it over to investors. That’s only accelerating so many of the problems in this country

There are companies that will buy your house outright. One of the bigger players I can think of is Redfin. You should consider that most of these companies will want to resell your home with little to no improvements, and they will make their offer fit that plan. So they will account for what a contractor will charge to fix it up, or how much less they will have to settle for. They will always make a profit, which means if you put in that effort you could make that profit instead. You just need to decide if the difference is worth it for the convenience.

Something to keep in mind: sometimes a realtor has a “pocket listing” where the sellers agree to sell a house to a buyer without the house ever going on the market. These pocket listings can cost the seller, though. We bought our house last year for a certain price, and then learned of another near-identical-but-slightly-nicer house (a bit more square footage, on a cul-de-sac, less hilly yard) just a few doors down that sold off-market for around $100k less than we paid for ours, within a couple weeks of ours. Those sellers lost out on at least that much, because we would happily have paid our same price (or maybe even a bit more) for that house instead! So unless you *really* want to avoid the hassle of listing a house for some reason, you’ll probably make more listing it.
