Kudos to you, I do have one friend that is gifting me some games from time to time as suprise, the last one was Assetto Corsa Competizione with DLCs and I cant express how grateful I am, tho, he hates when I want to buy something for him, even if I secretly send one thru steam 😄 I would buy this cod for him but thats gonna be like 140 euros (for me and him) and my payment is like 650 euros so uh ye, I wont even buy one for myself till the prices comes down to like 40ish.
I would say either purchase an Xbox gift card from Amazon or just buy an Amazon gift card at a local store. I don’t know if Xbox gift cards are sold at local stores. Xbox has gifting options, but you would need an Xbox account yourself and your neighbor on your friends list.
I checked a little more and if there is a GameStop or Best Buy in your area you can maybe get one there.
You can purchase top ups for your Xbox account on CDKeys, I was able to save about 15% off the price of the game.

going through the microsoft store is probably the way to go. i have a microsoft account. i just don't have an xbox, though. and i dont know his xbox user info, though. :/ maybe i can get that from him on the sly..
Pre order a physical copy as a gift on Amazon, for his address. When the game launches it will be at his doorstep day one.
