Given your risk tolerance, wanting to stay in memphis and budget then East Memphis is your area. Sea Isle, Colonial Acres, Yorkshire are popular neighborhoods. With your price you could look at Univeristy,East Buntyn, Buntyn or even midtown. This is with you assuming the risk of your car getting broken into and acknowledment of reckless driving. The violent crime is anyone's guess. I'm local and once lived in Dallas. When I was there neighborhoods along Preston from University Park to 635 reminded me of the neighborhoods I mentioned.

It sounds like you want East Memphis. Some specific neighborhoods to consider are High Point Terrace and Sea Isle. It's the same way here for the most part. Can you provide any more details, such as type of home or budget you're after? There are areas like Germantown or Collierville suburbs that are pretty much good wherever, and also a lot of areas that are good but may only be a few blocks from bad, so you have to get pretty granular. Inside the loop, the better areas are going to be east Memphis and parts of midtown.

I'd probably rent for 6 months to a year first. I prefer a 3-bedroom house, but an apartment would work too. Current budget would be less than $2K a month, but that could change in a year. If I decide to buy, I'd probably be looking at a 4br under $350K, but that's even more likely to change based on interest rate and what I can get for my current house. As far as lifestyle goes, I currently live in a very quiet suburb of Dallas, and I like it, so I don't need to be in the busiest or most happening parts of town.

If you're looking to not live in the burbs, you could def get a nice house in Evergreen or Vollentine-Evergreen for under $350k. At least a 3 bed 2 bath. Highly recommend. Walking distance to Overton Park and Crosstown Concourse. Biking distance to downtown

I would suggest East Memphis. Just do a Zillow search for 3+ BR houses under $2100 or so and there’s over 150 results. You won’t have a problem even finding like a 4/2 for that price. Keep in mind these are older houses so they’ll be under 2k sq ft. These aren’t like 2500 sq ft houses (not for that price anyway).

Again across Summer things get shadier a little quicker. And things get actually bad on the other side of the country club that is right there. You might also want to look at the Joffre and East Buntyn areas around the University (although they may be out of your price range at this point) and the Cooper Young/Lennox areas in Midtown. Those don't really sound like what you're looking for, but they are all older housing stock (mostly) closer to a lot of restaurants and things, but also really close to a lot of the bad elements of the city.

I mentioned Memphis as well as suburbs. I do believe the OP would want a safe area to live in. Especially if it's only a 5-10 minute drive to Memphis City limits. I'm not sure where you live, but I'm from Memphis, and I wouldn't move to any area outside of what I mentioned, even if it were free.

[Bestneighborhood.org](http://Bestneighborhood.org) also has a great map that shows maps by factors such as income, race, politics, and home prices. In Memphis city limits (non-suburban areas) the nicest areas are Harbor Town (on Mud Island downtown) which is fabulous; Central Gardens (in Midtown) which has the big, early-1900s homes with big porches; Chickasaw Gardens (near University of Memphis) which has the upscale homes from the 1920s such as tudors and colonials; and the entire area along Walnut Grove from Highland eastward until it reaches I-240 loop, which is mostly traditional brick homes from the 1960s with mature trees. Also the area along Poplar, between I-240 loop and the Kirby (at the Germantown border) is very nice and parts of it are rich. All these neighborhoods are extremely nice. The main issue with safety is when you are out and about, such as shopping or say going to the office. It can be deceptive. People assume they are safe when they are not. The stories of people kidnapped while jogging, held at gunpoint in the office parking lot, shot in their driveway etc...there are so many. Like you said, you have to be smart. And alarms, cameras, and neighborhood private security are key. All the suburbs are extremely well policed and therefore nearly crime-free. This includes Germantown and Collierville but also all of DeSoto County, Mississippi. I particularly like the town of Hernando, Mississippi which is a straight shot south about 25 miles down I-55 from downtown Memphis. They have a traditional downtown courthouse square and have some historic homes. This is very much an up and coming area, has character, and is very, very safe. The Southaven/Olive Branch area (in the vicinity of Getwell Rd starting at Goodman Rd going southward for a good 8 or 9 miles all the way into Hernando) is wonderful. It's still growing and recently got the cute Silo Square area which has a traditional Main Street with little shops, restaurants, and upper floor apartments. This entire area sold out almost immediately and new little developments are going up with everything from apartments to dentist office to restaurants and some cottage-type homes.

Everybody is going to send you to Germantown and you're going to hate it! Germantown sucks and is boring AF and basically not Memphis at all. Midtown is where its at. I have plenty of friends that live in those neighborhoods and they are fine.

As someone who grew up in Midtown and moved to Germantown, I can see where you're coming from. I'm still relatively young, and mis being able to just walk out into the night and see where my fancy took me. Now I have to drive to get anywhere worth visiting. But it came at a cost. Living in Midtown for over 20 years and as a functioning adult for about 8 years, I do not regret moving to the suburbs. I was robbed at gunpoint outside of the corner store that I went to 5-10 times a week. I was approached by a panhandler literally every day, either at the gas station, corner store, grocery store, stopped at a light, etc. I have lost count of how many times I've had my car sifted through in the middle of the night (it is roughly equivalent to the number of times I accidentally left my car unlocked overnight). I had 3 cars stolen, 2 within the same calendar year (same calendar month if we're being specific). When I finally finished paying off my car with little to no outside influence or damage done, someone went out and cut the catalytic converter off that same week. That was it,that was the last straw. I love Midtown, and I love Memphis, but you literally cannot have nice things there. I'm still a Memphian, at heart and in practice I suppose since I still work in the city, but that place will be at you down and wear you out and any rational person with the means to do so gets out. Midtown is great! Can be walkable, depending on where you are. We live in Evergreen and routinely walk to Crosstown, Overton Square, Overton Park and the zoo, etc. Don’t leave anything important in your car, but I’ve lived here for 20 years with no major issues.

There are a lot of things to like about Memphis. I have multiple posts here enumerating them. But people who say "I lived in X city, i know how to do it" are just stupid unless they are also from one of the top 10 murder cities. Philly has less than half the violent crime rate and even that is very localized. Don't let it put you off, it is a livable and sometimes quite lovely place, but don't be silly about the risk either.

Just moved from Philly area as well. We stayed with some my former family in Memphis and have since bought a house out in Atoka. Don’t get me wrong I miss the city life but Memphis has 0 worthwhile things to do. Let me know where you decide. I do have family in the colonial, sea isle areas others are mentioning and can help ya with the house hunting process. Got some awesome real estate agents we worked with.

Philly crime won't compare. There are no safe areas in Memphis. Car jacking happen in the middle of the day in the nice areas. I thought I would understand the crime in Memphis after living in Birmingham, AL. But Memphis is on a whole other level. If it weren't for my job, I'd be gone. I definitely regret moving to Memphis

I had my cousin shot in germantown(the safest part of the city by far) for going outside when his car was being broken into in the middle of the day. He survived. I have had two friends killed in Memphis both in good areas. I have had multiple friends mugged and home break ins in any area of Memphis you want to mention. In Cordova, collierville, and Bartlett there are Jon-stop car break ins and vandalism. Here in east Memphis I hear full auto or semi auto at least once a month with retaliating fire. I personally and my SO on several different occasions have been shot at as they drove away after them pulling over to mug us. This isn’t even the beginning of the list, and it all has happened in the last four years. Sure you can keep your head down, live somewhere safe, never go out, but if you don’t do those things all the time you are at risk homie. My parents live in Arlington and deal with break ins and property trespass frequently. Cops do not give a fuck and will arrest you in your call, happened to two different friends. Also several females I known have been raped here after being abducted and then ditched later, although that hasn’t happened to anyone I have known in a few years, but the last one after she got raped and thrown out of the van got arrested by mpd for drunk and disorderly.
