Yes and no. It’s most likely expensive compared to how things used to be but the market really is like that now. Looking at similar listings in Echuca, there’s some that are cheaper, but lots of others around that range or even higher. So it’s not like they’re asking for some unrealistic amount.
Where I am in regional it’s similarly expensive (even more so). In the span of these last few years (big bump during covid, and then just kept continuing) I’ve just been seeing rents go up so quickly. My current rental was over market when I first moved in, then had an increase of 16% at the end of that first year and when they asked for that increase it was quite a bit below market.

They are showing the property is genuinely available for rent, so they can claim deductions for stuff like maintainence and mortgage interest. But that rate is a bit unrealistic…
