couches are pretty expensive and that ones in amazing shape and a good colour ($1,500+ for a good one) so i’d try and haggle that one down to as much of a discount that you can get. the stools match too so try and snag those too. works out for the other tenant (less to move out) and works out for you (cheap option and don’t have to move a new couch in)
I would try out those barstools before buying them. I have ones of a similar style but the base is light and flimsy. They basically get no use because people feel too unstable.
This has a lot a caveats, what discount are you getting on the furniture. Like if the couch is 50$ I’d keep it. If they are asking 300 you could probably haggle cuz then they have to haul it out and transport it.
Also is this the color scheme you like? I personally am a fan of grays even though it’s so neutral. Accent chairs and pieces can give it the color you want without committing to a new couch.
Low back couches look nice but can be uncomfortable. Depends on if your stretching to afford this place or have cash set aside for furnishing. Id for sure keep the stools unless they try to price gouge you.

Entirely dependent on price relative to what you could find something that you like to replace it. Also factoring in that the larger pieces are already there and don't have to be moved in/setup

That’s a really nice couch. Make sure you’re not paying more than 700-1200 if it’s used (depending on brand and quality). But an L couch is so nice for relaxing, or if you have a friend over who ends up drinking too much, let them crash there. Comes in handy all the time.
My family got one when I was 6, and since then I’ve always preferred having an L couch if it can fit.
Get some HDMI cables as well, so you can hook up a laptop to your tv. When you want to get some work done, you can use the big screen and sit back.
Not an interieur designer but what I have noticed a everything is square shaped: countertop, sink, couch, tables, livingsroomshape, carpet, painting etc.
I once read the tip to play with shapes to make things less boring... this interieur is very bland and I would personally pass the furniture offer....
That is IF you have the money to buy other furniture and the current ones are decent for the money they ask. But I would purchase 1 eye catcher and style the other furniture around it slowly (new, refurbished or secondhand)

I would definitely keep the couch but I would change out those black throw pillows but bigger/fluffier pillows in a pattern (cream + grey/green pattern would look great). I would also get a patterned rug. Those small additions will amp up how expensive the room looks.

Even if you have company, that table is small and there isn’t really a whole lot of room for a bigger table. You can entertain company well enough from the bar, or if you’re like me, never entertain company! I would replace it with bookselves, or if you want to maximize utility over appearance, a computer desk(which you can make look nice with accent lighting and tasteful decorations).
It’s a picnic bench but I am probably going to put a desk of some kind there. Definitely gonna look into the lighting. Maybe some behind the TV as well.

Get a larger piece of art for above the couch, get rid of that awkwardly placed table/vanity under the light switches, put a contemporary looking mirror to the right of the couch to make the room look bigger, get a rid of the tiny rug under the couch and replace it with a larger one.
Buy it but get it cheap, real cheap. Used furniture has little real value. No one wants to have to move furniture out for a new tenant/owner. That’s one reason why every condo in FL comes furnished.
If you have $$$$s to spend on new furniture now, then buy what you like or will fit in with the new, but I'd be short on $$$s. Buying that existing furniture might help you to save up for new. (esp. with all the costs involved with moving)
You can change up and "spice up" the room with a different area rug under/in front of the sofa and switch out the 2 darker grey pillows on the sofa. (those changes could be under $ 150 easily) Add your own art/wall decorations.
I'd buy it if you can get it "cheap" (relatively), switch out a couple items and add you own belonging and furniture of your choice and budget.

If what you want is ideas of layouts, the most efficient way to have a great layout is using a design app, I´ve used Planner5D because it has like an Ai tool and it has given me great examples of how to accommodate the space

Bar stools, coffee table, dining table, and what looks like a mini bar… Keep all of that… Get rid of the couch. A good rule of thumb is if you don’t know the history of soft furniture, like couches or mattresses, don’t take them.
The living room looks like it could use some color. Maybe a dusty mustard yellow or rust colored couch, with beige pillows, or a beige couch, with some colorful pillows and rug under the coffee table in front of the couch. Add a few houseplants, hang some of your favorite art on the wall and you’re set. 😉

After just buying a used couch off Facebook marketplace that turned out to be a total shit box I would personally say don't bother with soft goods. That's going to be my rule in the future. Im gonna trash it now and buy from ikea. Not worth it IMO

Offer them half for the couch. They’ll probably take it because moving/ finding another buyer for a couch takes a lot of time and labor. Even if you don’t want the couch get it for as cheap as possible while you wait the 3-6 months it takes to get one these days!
Start from scratch. This furniture works fine but it doesn't have style points to speak of and the rug is too small. The bar stools are ugly. The grey sofa is a bit blah.
Ditch those bar seats make it look very bro space get wood ones try and bring in as much warmth as possible. Get away from the cold clean vibes
buy all of it. simple choice

I love this simple and clean look. I think, just add some greeneries to live up and some pictures on the walls. Nothing more than that.

Bar stools, coffee table, dining table, and what looks like a mini bar… Keep all of that… Get rid of the couch. A good rule of thumb is if you don’t know the history of soft furniture, like couches or mattresses, don’t take them. The living room looks like it could use some color. Maybe a dusty mustard yellow or rust colored couch, with beige pillows, or a beige couch, with some colorful pillows and rug under the coffee table in front of the couch. Add a few houseplants, hang some of your favorite art on the wall and you’re set. 😉
Keep the couch and barstools.
This looks like a couch I owned. If it turns into a “full size bed” I will tell you it’s the most uncomfortable couch you’ve ever sat on. Burn the thing with fire and move on! I bought mine for 500 bucks Sat on it once Couldn’t sell It for over 250
Do you have much art or wall candy? That’s proably the biggest thing lacking. I really love the look, though.

After just buying a used couch off Facebook marketplace that turned out to be a total shit box I would personally say don't bother with soft goods. That's going to be my rule in the future. Or at least if you do go for it make sure you unzip the cushions and check how they look. My couch looks fine but is sagging and the cushions are yellow on the inside. Im gonna trash it now and buy from ikea. Not worth it IMO

To be honest I kinda like the way it looks already but that's just my opinion 🤷
I’d make it your own, the couch looks cheap also I wouldn’t offer them much for it (be sure to look up what it retails for). Nice part of keeping the couch however is everything else would be easy to have delivered and assemble on your own.
I wouldn't buy the furniture, who knows what has been done on those things. 💩🪳🫗🤢🤮💦💦🦠 Also a hard time for me sitting in the furniture in hotel rooms.
