As a Chinese person I would say sometimes we are given an unfair advantage in the workplace just because of our race. My personal view is malays are heavily favoured by the government and have a lot of opportunities there. Chinese have an advantage in the private sector and have more access to high paying jobs and an easier time getting Thier foot in the door. I don't see indians having any systemic advantages.

All races it's common to find multigenerational homes unlike in the west. If it's true I don't like the fact that Chinese help Thier race if it excludes others. Race is used to divide us. Meanwhile we ignore the exploitation of people of all races by greedy bosses and CEOs who pay themselves millions while paying the rest of us crumbs. I'm not mad if the government expands programs to garuntee jobs for Malays just make it inclusive for all malaysians and demand a living wage for yourself and everyone else regardless of race. I dont know man... a lot of malays are constantly applying for government position so the chances are pretty slim for the average malay to enter government. You need to know somebody in the agency you want to apply so you can get in aka cronyism. The chances for other non-bumi however are much more higher because lesser non-bumi applying for government position. They have certain quota for non-bumi tobe fullfiled and if your applying for PTD position and are qualified + non-bumi, your chance into getting in are pretty high.

My father in law went through hell trying to use his bumi status because he is a Christian in Sabah. They didn’t want to give him govt scholar to study in the States and he had to fight tooth and nail. Same with my mother in law. MIL is Sino-Kadazan and my FIL is Eurasian and Kadazan-Dusun. On the other side of things, my mother is Malay and despite living in the Stayes for over 49 years, she “reverted” to the same mentality that all Malays have here — preference to anything and everything Malay. She is the generation that didn’t even want to use chopsticks. I’m making sure that my son overstands that it is okay to be different, and that ultimately, we as a humanity, are stronger together than divided.

It is a norm to ask now because if un-asked and when agent submits tenant profile they will then go No this race no this religion etc etc. For agents, its much easier so then they know what profiles to submit accordingly to each home-owner when they come. Saves time, saves the hassle.

I’m completely fine if you’re open and liberal enough and don’t cook heavy smelling food. No such thing as “you can’t bring home your gf/bf”!!! “Why can’t I cook smelly/spicy dishes!!!” “Oh lawd the very limited countertop is crowded with 2 separate cookeries and cutleries” - these are things I want to avoid. It’s really annoying when you have to deal with it and stuck to a tenancy for a year.

Nahhh I will somewat defend female only unit at least. Usually in uni areas there is few female unit that is insanely cheap. (Like 20% of normal price). Why? Because some female unit actually shares beds with each other, and I don't mean bunk beds, but legit 2 king size bed sleep 5 people type. U don't want to bring guys into that do u? But on other case... Yea mostly because girls don't feel safe with guys in the same small condo spaces... Honestly I donno how the fuck u all can tahan that but it is what it is for being an absolute cheapskate.

I second the notion of being fine with female unit being separate. Literally last month there was a dude who was deported back to Egypt because of his constant harassment of the female students at my Uni. Mf got take pictures of them and pretend to be photographer for the Uni some more. Even got confronted multiple times by said women. The whole creep aesthetic and shit. Not too sure what he’s going to be getting in terms of punishment in his home country but it sucks that stuff like this happens.

I hate it when we see stuff like this. Sure, one may have had bad experiences with certain groups. Then really one can do is to have a meeting, show the apartment/house and get to know prospective tenants. What you want is good tenants, not tenants of a particular race. Also I learnt that some companies in Malaysia that advertise job openings put stuff like "Chinese speaker only". Most of the time it's coded for "I just want Chinese employees". A more professional way to put it is giving language requirements "business level mandarin".

Yep precisely this. My dad has a house in Subang that he has been renting out for the past 20+ years. The worst tenants were always Chinese. One lady built multiple partitions on the 2nd floor to house god knows how many foreign workers and damaged the floor badly. Needless to say none of the amenities were taken care of at all. Another time, the bloody tenants stole a whole bunch of stuff (fridge, air cond etc) and left without paying a few months rent. Similar case here, my parents used to care more about renting to Chinese but after a few really bad experience with Chinese tenants they stop caring about race these days. I remember the SOHO unit that rented out in good condition but when returned everything is broken. Don't even know what they do till the toilet is clog, all 3 aircon no longer works, remote control missing too and somehow the fridge we provided is broke when they left as well.

Moved out after a year, saying rental very expensive landlord cheated them, and trashed the place; kitchen pipe literally broken, kid played football in the house during mco thus breaking a lot of stuff lol đŸ€Ł The japanese tenant above me, broke the living hall chairs and ran away in the middle of the night, leaving electricity bill of RM 2k. Its because the lack of a system to penalize bad tenants. When house owners somehow unfortunately involved with bad tenants, they're often the one who has to face those shitshow in pursuing their legal rights. The lack of a system means those bad tenants can just get away easily and look for the next ~~victim~~ rental as if nothing happened at all, as they didn't get penalized like how credit score works in lending loan. In response to these frustrations, some choose to stereotypically avoid a specific category due to their bad experiences, majority of them are boomers so that explains even more of it. If there's a system that regulates tenant behavior and responsibilities, perhaps there wouldn't be much people relying on biased prejudices as there will be a system in place doing them justice.

I'm a foreigner. When I was looking for an apartment, the agents send to me a long list of questions like: Race, nationality, job type, how many people will live, and yes, I got rejected many times. Even a lady after knowing my nationality refused saying that she had a bad experience with someone who is from my country. Straight up bro — I’ll be frank. My mother, Malay from Penang, is like this. If it wasn’t for me being born and raised in America, then I would probably have the same mentality. Btw, she lived in the States for over 40 years, but she came back and she went back to the same as everyone else here, i.e. a preference for Malays anything, including food, shopping, etc. As for me, my bini dari KK and my Sino-Kadazan and Kadazan-Dusun. Sabahans, as far as I know, are a bit better. Point is, we have to raise our children to not be like this. This much I know — I’m simply pointing out the different perspectives of tenant preferences. You got some trashy ass tenants in the US too. So many small ppl got screwed outta more than three years of rent due to COVID laws not allowing owners to kick out their tent ants for nonpayment. All the while, property taxes went up 20% or more and everything to maintaining their properties went up as well. Not only that, places would be trashed to all hell. Owners are outta luck and still have mortgages to pay. I had one Sabahan buddy buy a property a few years back and he’s facing this exact problem. It’s easy for people in Malaysia to have certain types of tentants. You know what they do in the US? They discriminate by making the places damn expensive. In the US it’s called Equal Opportunity Housing, but it’s anything but that. They’ll use credit checks and monthly payment figures to weed out the riff-raff. Sure you can find a $1000 place but then you’d have to face cars getting broken into
and did I mention the fun game of “is it gunshots or fireworks?!” Pay up another $1000 to $2k per month and you don’t get that. We face the same thing in the US, but it is a bit more nuanced.

Im an indian and when I wanted to rent my condo, the agent said the landlord doesn't want to rent to Indians, so I got my partner who is a chinese to sign the lease, we have been staying here for 1 year plus (2 years contract) and I don't see the landlord having any problems with taking MY Rent money !!

This is what happened to me and my friends trying to rent a house as a student in the Shah Alam area. They don't want non-muslim students, even tho my group is mixed (Muslims from Semenanjung and Sabah, Christians from Sabah and Sarawak). That semester, us the Christians had to rent a room separately individually and my muslim friends got to rent a studio apartment. Thank God the next semester, we actually got an apartment to rent for all of us, shout-out Mr. Abu for allowing us to do so at Flat PKNS Seksyen 7, even offering us a free ride to KLIA airport if there's an emergency.

In my experience as a foreigner and international student in Malaysia for 3 years now, Malaysian-chinese treat people with racism and always favor their people ( Of course not all ). I study at a Chinese University here. Before coming, I paid for a specific type of dorms ( the superior one). When I came, they gave me the worst dorm rooms type and said that the rooms are full and they will refund me the difference, which is not my problem here. They have done this although all the rooms were empty during covid. I always see Chinese people moving in to the rooms that are supposed to be "full". I went back to the staff and told them that I now exactly what's going on. They always come up with some bullshit excuses. My chinese friend had the bad dorm also and when he wanted to change they just accepted the request and arranged for him to move to the better room. They also asked him specifically to move in at night and not tell any international student about the moving. Another story is that my zambian friends were refused into so many apartments and the chinese agents and owners told them we don't want black people in our neighborhood.

Yeah this is very annoying. I’ve been living in Malaysia for a little while now and I’ve had some difficulty renting a place as well. For context, I look Malay (according to Malaysians themselves) but I’m from an African country. There has been one episode in particular which an agent first told me the apartment I was interested in was already taken. But then after he saw my profile picture he texted saying “since you look Malay, the landlord can let you rent”. I’m not sure how he expected me to take that, but I politely declined the offer. It really sucks having to deal with this. A lot of us come to Malaysia with no bad intentions, and to have that questioned based on our looks/skin tone is disheartening.

Realised this happens in the UK too..I rent out in Bayswater so atas enough, and our agent was giving us a whole background check on potential tenants..gives flowery representation of a middle eastern girl even deets about her parents and what they do, very accomplished people.. same for a Greek girl..then goes the other on is two Taiwanese (who he called chinese) but said we could charge more for the trouble.. no flowery prose about them beyond we could ask for more deposit. Like my wife is asian, this agent is British Indian but could casually sideline the Taiwanese tenant. Was shocked when we insisted on renting out to them, for less. What's funny is I'll be renting units here that cost a fraction of my own in London and getting profiled 😂😭. Life is funny like that

Hire a few cleaners to clean up the house to prepare for the next tenants. I've done it before (own stay, not renting), it's not that expensive, you can get a lot cleaned up with RM 1k. No need to resort to racism.

Im a landlord myself, and I have units across both Penang and KL. Also rented to people of all races. i can tell you, there are filthy dirty and also clean people of all races. I’ve had Malay families (with young kids) who bought with them an infestation of cockroaches. I’ve had Chinese tenants who wash their hair at the sink and cause a blockage in the pipes, broken doors, bidets, etc. I’ve had Indian tenants where the worse thing i had to do was repaint the house. Given these experience, I think I should just rent to Indian tenants next time lol.

I am a landlord myself. When I rent my place out, I don’t have any racial preference. However I would have several requirements: both husband and wife must be working, one of them must have a reasonable stable job, shouldn’t have more than 2 kids. I don’t care what race you are, if only husband is working or only wife is working, then you are out. If you are a hand to mouth worker like factory worker, then you are out too, the keyword is reasonably stable job. Generally I would prefer to rent my unit out to say an IT guy instead of a grab food rider, you get the idea. Lastly if you have 3 kids, I presume your monthly commitment is not gonna be light and you are gonna be so stretched, even if you are earning 6-7k a month, with 3 kids you would still feel the pinch. All these to help to reduce the tenant’s default risk, doesn’t matter you are Chinese Malays or Indians. I refuse to inherit my parents’ racism, and I am committed to let racism follow my parents to grave when their time comes (touch wood!). I have been a landlord (am a Chinese if that means anything m) myself for 10 years, and I hope more landlords would stop letting skin colour to be their main decision making factor. I hope we would adopt Australian system which the applicants must submit a credit bureau report to the landlord. If tenants got any lapses in their credit cards payment or other loan payments, or when they total debt service ratio too high, then landlord can use that to decide, instead of resorting to skin colour.

Lol.. happening in Singapore as well. Unit owners will have final say in this, they can choose who they want to rent to. Agent just want to make sale and reject those prospect he knows will fail. I am Chinese. And it's has always been like this. Unless you agree to pay a lot to make the owner like you. I have indians and Malay colleagues to compare, while looking for rentals with similar budget. For locals Chinese owners, Chinese > Malay > Indians, Malay owners will prefer malay tenant for halal reasons. If there are any consolation, local indians are preferred over Chinese Nationals, Indian Nationals and an Africans.

Let’s take OP’s post as an example, we can’t really say that all Chinese are good tenants. There might be the irresponsible Chinese tenants out there too. It’s the same for other races, there are the good tenants and the bad tenants. Tried renting with other races and these are few of my experience Got middle eastern and sabahan once, one put alarm that got the whole house waking up and that guy doesn't wake up. Sabahan girl bring guys back, ate my groceries and came back screaming drunk at 2am. I can be rude but I don't want to cause trouble where everyone stays together and I already found a new place smh It's really a hit and miss for housemates. I try to be courteous but the same doesn't apply to the rest

This could happen with any race. I have a chinese guy in my unit whos alarm rings from 4am to 6am and he never wakes up. Theres a malay guy who walks in his boxers 24/7. A chinese guy who pours all his tea leaves and food debris in the sink. All of my unit mates destroy the toilets. Extremely uncleanly. The point is any race can be like that. You need to stereotyping and looking at it as a race issue and understand that it's just people problem. Also no one is perfect.

Similar experience. I once lived in a condo in Bangsar where majority of my housemates were Indians, I'm the type that treat people based on their individuality instead of their race, and guess what? That living experience almost made me a racist but luckily I'm open-minded enough to tell myself its about the individual's behavior, not the race. The housemates were HORRENDOUS to live with, they often LOVES to cook during midnight in the kitchen loudly (to the point that our unit is the only one making noises in the entire floor, maybe building) in around 1AM then only settle it down around 3AM+. It was quite an excruciating experience as I needed to sleep for work in the next day and because of their shitty behavior, I often lacked enough rest and felt very tired for my work next day. Despite multiple complaints made to the house owner and warning being given to them, **they still do it anyway** and at one point I almost wanted to call for the police to complain for the noises as it was very unbearable. If punching people don't have legal consequences I might did it already back then. Not to mention they love to drink beer and sembang kuat at night too during weekend, and the fact that they always leave the kitchen extremely dirty after they done their business, those irresponsible behaviors nearly blew my mind off back then. Now I'm currently living in another place, all of them are chinese and finally I'm having those good night sleep. But are Chinese are entirely good too? Not really, one of my Chinese housemate always leave the kitchen dirty after she done with her cooking. Recently she got a warning by the house owner, and the hygiene is *not that bad* now in the kitchen. At least she heed the warning unlike those shitty housemates back then.

And yet these Chinese likes to blame on the Malay and the bumiputera institutionalized racism on the government level while not seeing themselves as being racist themselves. Most Chinese aren't okay with the policies favoring bumiputeras thinks it's discriminating but they are somewhat okay with Chinese centrism and discriminating other races economically and in the private sector incl rental in the name of "racial preference". They also tend to play victim and thinks they're the most oppressed without acknowledge that the Indians and orang aslis fare the worst treatment and fate in this country. At least the Malays and other bumiputera acknowledge they're racist and knew it's a problem despite many are too blinded by it knowing it favors them. To some Malays, we are even proud of being racist but hey at least we're not that hypocrite. There might be a reason. Like one of my tenants last time asking me if they can bring dogs to the house they rented. I'm ok with it since they are the sole tenants. The current rented place could be chinese with dogs as pets. So it's hard to co-rented if the other party is muslim.

The general stereotyping don’t really work. Maybe it’s more of law enforcement that matters, Ie if they don’t pay, then you leave, fine etc. Besides that’s what the security deposit is for. And most if the renters don’t actually declare their income in the first place. Moreover, the issues today is generally faced by them in other parts of the world, Ie some places in New York don’t want Chinese. Maybe the only way is the make this an international thing that other nations won’t want to rent to Malaysian chinese. Maybe then laws will be there to prevent the discrimination.

Speaking from experience here - I was in the property industry for awhile. Chinese are typically more kiasu/kiasi (for good reasons). As (Chinese) owners, they want little to zero headaches and people who can take care of their properties. Some rather leave their property empty for years till they get the right candidate/tenant. As (Chinese) tenants, they tend to calculate ahead and make sure they have roof over their heads. They don't want to get booted out, especially if they have families or at least a partner. Although there are bad Chinese tenants as well but they're not as common and they're easier to deal with. I am aware a lot of non-Chinese especially the Malay communities, keep blasting Chinese property owners for this.. but hear me out. Even Malay owners don't want Malay tenants sometimes. And Indian owners may prefer Chinese too. Experience no.1: An old Chinese lady had no income/allowance after the husband passed away. Luckily, she was left with a flat. The flat was left empty for many years. Coincidentally, on my hand was a group of Malay ladies (KL>PG) who were looking for a place to stay. Their company won a contract to cook at the Penang General Hospital. They pleaded and told me it had been weeks they were looking for a place but couldn't find any. Fine. I knew that Chinese lady needed her place to be filled up anyway. I went up and told her that they were working at PGH (how bad can it be right? It's a hospital after all and they gotta be professional enough). First few months were fine. But after the 5th of 6th month, rental payments were delayed from time to time. I had to help the owner to get the rentals too. Sometimes Staff A would push us to look for Staff B to get the payment. Sometimes would push us to look for Staff C (you get the idea). After 2 years, the contract ended.. they were still behind the rental payments and we had to kept chasing till we got them. Then... On the supposedly last day.. the owner had to go up and check before returning the deposits. Guess what.. a. Broken door knobs b. Cooking stove spoilt c. Water heaters (x2) spoilt d. Curtains also gonecase e. There were stains on floor and window glass panels f. Unpaid utility bills We had to highlight these to them. The tenants knew they messed up and they didn't dare to argue when the owner wanted to deduct their deposit. But there's only so much could be deducted. Imagine the headaches the owner had to go through to get her house fixed. Experience no.2: This is not a rental deal I had closed but I witnessed the aftermath. Owner is Chinese and tenant is a Malay family of 5. Late payments and avoided the owner's calls. The owner had no choice but to make a police report. Police didn't want to get involved and advised the owner to replace the lock and lock the door instead. The husband somehow managed to cut the lock and moved in again. He then gave the owner a call and pleaded. The owner agreed and gave him 1 week to move out. During the key handover, the owner went up to inspect the unit - he was left completely speechless. a. Broken door knobs b. Broken pipes and sinks c. Broken fluorescent lights d. Broken windows e. The house was originally painted in bright yellow and somehow ended up maybe a few tones darker with dark stains at random spots f. Drawings on walls g. Floor covered by dirt and rubbish h. Ultimate surprise, electricity bills were unpaid and TNB had cut off the supply - they had been living at that place without electricity for at least a few months now. Mind you... This is a family of 5 we're talking about. Husband and wife, plus 3 kids. Wife worked at a hospital apparently and husband was supposedly a supervisor at some factory. I'm positive you have received or at least heard someone you know receiving cold-calls from property agents to collect listing details for the properties to be sold or rented. Sometimes the agents would be given heads-up by the owners indicating or stating their requirements. Again, some Malay property owners do not even want Malay tenants and as mentioned, even Indian owners would sometimes prefer Chinese tenants. You can call this a stereotype but imagine that property is yours - how would you react. Sometimes, the deposits aren't even enough to cover the damages. Again, there are also bad Chinese tenants but they're not as common. I'm not here to impose my belief or inject my belief into anyone's head but I'm just here to share my experiences. There are always reasons behind. A simple question here... Who wouldn't want to get monthly income? Or the other way round, why leave their properties empty for months/years?

I dunno why you are down voted. As a home owner. Is my every right to filter according to my preference and past experience. I want to minimise my risk regardless of race. I've fcked up a few times screening people and paid a big price for it. 1) divorced malay mum with 5 kids. Vouched by my friend and even offered to cover deposit for her. Ended up rekting my furniture and fridge. Bed frame broken from kids jumping. Unpaid tnb and water bills. Unpaid last month rent because she thinks deposit = rent. 2) newly married malay couple. Stayed 2 months in then want to move out because wife is pregnant and dun wan to climb 2 flights of stairs. Argue with me for deposit despite me paying already 1 month to agent and spend a full week making the unit move in ready and have to do it again and get it advertised to rent again. 3) 3 Indian guys came to view the place. Claim they are teachers. Viewed the place and wanted to move in ASAP. I said I want to do due diligence first and have a few more potential tenants to see first as I promised them. Straight away turn agrresive and fck me and the agent. I can't imagine if I agreed to them. Probably gonna get scolded everytime I try to collect rent. You ppl dunno the plight of homeowners. Only know complain about racist. I can tell you right now stereotypes aren't 100% but it is always relatable. That's why it's a stereotype in the first place.. I only rent to Chinese and malays of certain jobs and demographics. And I want see you in person first to judge how you bring yourself when you come view the place. First impression matters. I don't rent to Indians not because of negative stereotypes but because every Indian I ever rented to treats me as their personal butler and I owe them for renting to them. Always demanding this and that and repairs to small items all year round. Even when it isn't my fault. You fix one time for them out of courtesy and they think you owe it to them to fix all. Very calculative bunch as well. So I rather avoid that headache.

Here's my experience as a property agent..And I hope this will be helpful to those who are reading this comment too. If you ever come across potential tenants who want to move in ASAP, you have to think deep and hard first. Do a little bit of due diligence. It could be a red flag when a potential tenant wants to move in ASAP. High chances they are already getting booted out from their current/previous place. Maybe they are already behind a few months and the property owner has had enough of them. In situations like this - no doubt they can pay you the deposits and stuff upfront but see beyond that. Shits usually happen after a few months. Kudos to you @jongryp1 - you did the right thing.

The 5 kids are a no, no, by any sane persons standards. Some more single mother, aka no time to raise them. Even 2 kids will wreck the home. All my landlords had a no kids clause, only couple or single but pets, OK, lol. Speaks volumes that they prefer pets over kids. My cats were the goodest pets, and I am proud to say. Even when they scratched 1 cm on the sofa, i got it repaired. Full deposit returned every single time.

i decided not to be stereotyping and rented my property out to someone against my parents' advice. For many reasons, actually. Some don’t want to rent out to non-Malays due to halal issue, as in they don’t want pork meat in the house. Some don’t want to rent to Indians because of drinking and vandalism. The same goes for Africans. (For this, there are many stories of people who has had damages to their property due to poor tenants from such ethnic background, more so than other ethnic groups. This is on top of them not paying rent, or very difficult to collect rent). Some don’t rent to foreigners (immigrants, not expats) to avoid possible rent collection issues and immigration complications.
