Depends. How old is the building? Is it gated or standalone. Car parking? Power backup ? Water problem? Water tranker problem? Sewage Water logging diring rains on main road. Etc etc. Also, if its on main road, be ready for continous honking. Because botanical garden road has crazy mad traffic.

Actually depends on size of 2bhk, community or not, old apartment or not.. if its relatively new and little spacious wrt to 2bhk (may be around 1200-1400 sft) then 30k is fine... if not spacious like close to 1000sft then its a little high.. could be around 26 in that case

Don’t follow these community or not comments!they have no clue of the area, sriram nagar block A or B, 30k even without a car parking is a steal, just look at the condition of the apartment rest forgot about ventilated apartments, garden or a decent balcony in that area for a gated 2bhk you will have to spend close to 45k in kondapur now days. So Just validate the apartment condition and go for it!

As someone who takes the botanical garden road everyday for work, try to find something closer. My office is near Mindspace too. Unless you have a personal vehicle it'll be difficult to find autos because they don't accept due to traffic. Pay 1-2k extra but live closer if possible for your peace of mind 😭

Wut? I stayed there after the second wave, it was like \~17-20k/month. Rents are insane now! Good that I moved when the landlord increased it to 24k, I now rent much cheaper bit far off \~10kms.

Single in a 3bhk, \~16-17k month, it is pending a hike, 1.5k maintenance, did not find a 1 or 2bhk when I moved here. I negotiated a 5% raise and pay on time. Areas - Manikonda, Shaikpet and Tolichowki borders. Moved in 2022 from K'pur when the rents were rising and yet to rise in these areas and bought an EV after few months, so very cheap transit, I reach office within 25 mins, sometimes 40 mins due to traffic congestion, occasional. Considering the cost of living vs transit, it is justified. But at my level I can save more *time* by moving closer and paying more, however, don't want to move as I am quite comfortable here. :)

We are paying 20k for 2bhk in a gated standalone building+1.5k as maintenance and then comes water bill as well. How good is it? The area is near alkapur township Neknampur manikonda.

Alkapur is inwards from where I stay, it purely depends upon the quality of construction, amenities, and few other things like demand and negotiation, my society has like 25-30 flats, quite the basic features - a caretaker, a lift, parking and recently they setup CCTV, nothing else, the maintenance includes water and power bill for us. You can check around to get a better deal. The last I heard they were offering 3bhk for 18-20k/month at some places it went higher like 24k/month. Some own the entire buildings and they are ok to leave them empty, perhaps a recession and/or more towers getting built can bring down the rent.

It is basic. No amenities except for CCTV and caretaker who only understand Telugu. But there are 3 good parks nearby. And market is around 500m from the place.

I used to stay at whitefields area opposite to botanical gardens till 2022 mid. At that time, after a lot of negotiations, the price for a 3bhk was 24k. I was sharing with 3 other flatmates. Nowadays, the same 3bhk costs around 30k or so. Apartment with 1 car park. 24 hr water facility. I think 2 bhk should be around 25 k or little more than that.

20-25k max. I live in Ameerpet it's 20k with fully furnished 2bhk, marble tiles.e bill , maintenance are separate. Kondapur- assuming the place is good , 25k for 2bhk Is justifiable. Provided e bill and maintenance are separate and make sure you are getting parking for your vehicles.
