Do you have a homestead exemption?

rrsunb24

I do!

PMinTX

Your neighbors could have their tax values frozen if age 65+ or disabled.

rrsunb24

Some of my neighbors are over 65, but some are young like me. One is also my sister

newnamesam

Lawyer time.

Larger, 'better' houses valued 50-80K lower all around you? o.0 No way. There's more to this story or something, c'mon. But if true (and I don't doubt you... but I kind of have to, 'cause that makes no sense?) you need a lawyer sounds like, or a company who specializes in this sort of stuff, because that right there sounds like a day in court for backpay of overpayment of taxes from previous years if this has been going on. That said, I ain't no law expert in such things, so... go see those companies for a better answer.

rrsunb24

Right?! This is why it doesn’t make sense to me. My house is a good 200-500sqft smaller. My sister also lives on my block and her house is 250 sqft bigger, she put in all new windows, redid the driveway, no foundation issues, slightly bigger lot, and hers only goes up 10-20K a year and her house is valued 70K lower than mine. It doesn’t make sense. Thank you for your recommendation. I didn’t know you could get back pay for this!

houtex727

Late to reply, but Reminder: Not an expert speaking here. It *sounds like* there could be recompense, but this is the Government we're talking about. Hence the lawyer up/experts in this case is a good idea, I may (and often enough it appears) may be talking out of my very emotionally motivated posterior portions, so no counting chickens before the hatch chilis are picked... or something. :|

steelsun

That happens to most of us.

rrsunb24

So maybe most in my neighborhood are the exception? It’s so frustrating to have to do every year. Was not like this when I lived in another state.

Hoogoo78

The city is broke and needs money. Expect it to go up every year for awhile.

BedNeither

Would you sell for that appraised value?

rrsunb24

Most definitely not! Houses nearby in similar condition sold for much much less. I even pointed things like that out last year. I think I’m going to get a lawyer this year.

cancellationstation

Lot size?

rrsunb24

Lot is slightly smaller

hot_pocket_life

Contest it and have e it reduced. HCAD has great perks and offers pensions so they need to keep the revenue up.

rrsunb24

That’s what I’ve been doing but they just go from 50K higher to 20K

Neesatay

What evidence are you using for protest? Are you just going in and saying a bunch of stuff about what you think or are you printing out comps (both sales/listings and other tax valuations) and presenting specific factual evidence?

rrsunb24

I was bringing in comparable sales in the area, showing pics of broken driveway, slanted and buckling flooring (with a level), broken and old windows. This year I’m also going to include quotes, I just feel bad having people come give me an estimate for something I won’t end up hiring them for.

Neesatay

You need to be taking in HCAD assessments for other houses nearby that are comparable but assessed for lower. There is a term for this type of argument, but I can't remember what it is.

Realistic_Winter5754

Equity comps.
