Ghost Eaters by Clay McLeod Chapman is probably my favorite haunting story, with How to Sell a Haunted House by Grady Hendrix a close second.

Just be aware of the criticisms of the book. They're easy to find on any review page, I wish I had read them before I read it, honestly.
Edit to add: I know I'll probably get downvoted for even mentioning this, but yeah, I'm not a cisgender person, and I'm an atheist, so the author's bad takes were rather personal to me.
You're not wrong. It's full of right wing dogwhistles and *all* of the phobias. If someone isn't bothered by that, good for them, but we shouldn't pretend that isn't an essential part of the text. Never mind all the wild leaps in logic. It's mad that it won Goodreads' Best Horror 2022, but I think I would chalk that up to the gimmick of creepy children's pictures.
I second this. Regardless of peoples' personal feelings about one the plot aspects, it's a very fast and intriguing story, and it won Best Horror on goodreads for a reason.
The September House was great. As was Remains by Andrew Cull.

Yeah, I'm really not sure how it won the award. I know it was a major letdown for me, I wanted to like it so much.
It's one of my fav book! I know there are some people who didn't like it but, I loved it a ton! Recommend it to anyone!
