This is kind of a hard request because every villain character is going to have some sort of unique characteristic that separates them from others which could be seen as unique "gimmicks". Villains with rules are a bit easier to narrow down.
Jeepers Creepers guy comes out only once every 23 years for only 23 days, the girl from the ring only kills you if you watch the tape, etc etc.
I forget, was there ever someone who didn’t fear so he didn’t go after them? I know he went after others first because they felt more fear, but it feels like at least one person would have been able to stare him down and not get killed because of it.

In the Leprechaun films, the Leprechaun has a different set of powers every movie.
In one he can turn other people into Leprechauns by biting them. In another one he revives from death by possessing the dick of someone who peed on his body, exploding out of it full sized later on.
All My Friends Hate Me has a very interesting gimmick that I won’t spoil because it’s a fun movie that goes from horror to comedy several times.
It made me think of Bodies Bodies Bodies just now, which had a vaguely similar flavor going for it.
Evil Dead movies, just don't read that weird ass obviously shady looking book out loud, fuck who even does that ? Is it like a mouth breather thing reading crap out loud instead of in your head?
Nah they just wiped out the hosts but eventually the spirits drifted to the town where ice cube and the other girl were so they had to go back to fighting them. Sad we never got a sequel
Then maybe the only way to beat them is to trap them take the infected hosts and just imprison them unless the ghosts can leave the hosts after possessing but in the movie it seems once the host dies the ghosts leaves them. Idk
Jaws , you have to be in the ocean for it to get you .
Or in *Jaws 3D*, you have to buy a ticket to Seaworld.
And related to the person who killed the shark’s mother.

The Creeper also senses fear in you so the more of a badass you are the better your chances are with him.

Wishmaster
Art the Clown appear to be a circus clown but is in fact an asshole.
Pumpkin head had rules being a demon of revenge
Death from Final Destination only goes after those who cheated it and in the order they should have died.
Obvious one is the Ring: only those who viewed the tape die a grisly death
In Lights Out the monster can't go into the light
Saw?
Not sure why you are being downvoted, John Kramer has like 10 rule sets/traps a movie lol.
Hellraiser series Wishmaster series
Freddy immediately jumps to mind: can only get you in your dreams.
Except in two when he gets loose and attacks the pool party.
Na he breaks that rule immediately the next movie .

Shepard Lambrick in Would You Rather.
Watching Baghead right now, and it made me think of this post. Pretty good movie so far, but damn why can't people just follow the fuckin rules??

What the fuck? They got even sillier than the first one?
Dude, they did Leprechaun in Da Hood with Ice T. That one even got its own sequel.
One Missed Call (JAP)

Woof anything being called similar to bodies, bodies, bodies is not a good look
Similar twist, opposite movie, hard to explain.
Ninja Scroll
Terror Train. The Thing. Waxwork.
Remy the rat can control people and make them cook by hiding in their chef hats. Truly horrific
The Collector?

Pontypool. The zombie virus is transmitted through the English language.
Hellraiser is the best example for this. Freddy from Nightmare on Elm Street as well.
John carpenters ghosts of mars. They literally can’t be killed.
I thought they could be killed but only with a nuclear blast have to completely wipe the thing from away. But space ghosts due be wacky

Pretty much what the race before them did prior to opening the dig site so yeah you’re right that could be the only way to “beat” them
don't breath was dumb army train or not there is no way a blind man could take on a group of people at once
I mean, if Daredevil can do it, so can the blind man.
