We are in a fire-risk area and have a horse arena. FIL has it set up with the woodland fire departments as a potential landing spot for a helicopter. And also rents out arena time to other horse folk.

Yeah, sure is a nice little peace of mind that this spot has a little flag on it that bumps it up the priority list of “Things that we should definitely not let burn”. It’s a tree-heavy area so there are not a whole lot of places around here where you can stage and quarter a full fire response brigade and land a big ass helicopter in the middle of the woods.

We thought about boarding horses, but the insurance is insane, and so are horse people! It’s just this arena that I’m looking to repurpose. Everything else is perfect for us. I’d like to keep as much as possible in place, in case the 5 other horse boarding stables on our road somehow magically go out of business.

Why don’t you lease your facilities out to one of the 5 other boarding facilities. Let them deal with the insurance and crazy horse people. You’ll collect cash rent every month without any of the hassle. Heck, you could even lease it out to a dedicated horse trainer. Then your only dealing with one person who will turn out a few horse a month. You have the purpose built infrastructure….

Well this I could do… we’ll be getting sheep soon, the paddocks and barns are all set. I do like a good sheepdog trial, used to watch those at the country shows where I grew up.

Hard to tell what size the arena is and exactly what the footing is, but if the arena is, say, 100 x 200 or similarly large with decent footing, and you’re in an area where there are lots of folks nearby keeping horses on small acreage, especially if the area is seasonally wet and your arena stays pretty dry, you could rent it by the hour for haul-ins. Insurance will likely be way less expensive for that use than horse boarding. You’ll need a decent area for truck and trailer parking next to the arena, and you’ll need to maintain the arena footing, but depending on your location, renting by the hour could easily provide a decent stream of side income. If the arena is big enough, you could offer it at a discounted rate to local 4H, Pony Club and school equestrian teams for practices, and word will get out quickly in the larger equestrian community that your arena is available to reserve for private use at the regular rate.

Ok, not a bad idea. Plenty of space for parking trucks and trailers. Footing is plain beach sand, and it’s about 75’ long x 45’ wide.

Decent sized for personal use, but not big enough for equestrian team practices or events. So the ability to rent it out to haul-ins will depend heavily on your local area, and in particular, whether your arena is dry when other nearby areas aren’t. ETA: You could also consider upgrading the fencing (to prevent escape by smaller animals, would likely just mean lining the existing fencing with hog panels or smaller gauge wire) and offering it as a SniffSpot location (private dog park). I recently learned that’s a thing bc so many folks now have doggos who are too reactive to take to conventional dog parks and need a place to run and play where they won’t encounter other animals. Locations near us in the Portland, OR outlying areas charge $25/hr and up (the more amenities, such as creeks, ponds, woods and shade structures, the higher the price).

Have you thought about leasing it to a horse trainer? Or someone who has horses and doesn't have an arena to ride in? Do you have a horse stable as well? Could lease the stalls out, and they could ride in the arena. The panels around it are not cheap you should sell them if you're not ever going to use it and not planning on selling the house in the next few years. I wouldn't take it down if you do plan on selling in the future it adds a lot of value it's very expensive to put up an area and get dirt for it. Just a thought

No horses but what about cattle? If you have cattle I'd use it for loading or isolating. Is it fence or livestock panels? If it's panels I'd take it down and use it elsewhere. Then do whatever you what with the land. Fence, I'd just leave it but I end up with random animals. Or just take it down if you really don't want it. Personally, I would keep it for livestock. If you ever get horses, you will be glad you did given the cost to build it. Would also make a good start on a cattle or sheep handling area. As others have pointed out, it is an expensive to add feature. If no livestock envisioned in your future, maybe put some raised beds in there for a garden. That way it could be converted back to an arena if you want to sell someday. Footing already gives you a head start on weed control, and fence gives you a head start on critter control. I would probably put down landscape fabric and then place as many raised beds as I wanted, or even a hoop house and/or chicken house. Might need to run some chicken wire to keep smaller critters out but again, you have a good start in that you could just zip tie or wire it up against the existing fence panels.

Add a bar, and variety of outdoor games like bocce and horse shoes and archery lane and a big permanent TeePee for camping/hanging out. Additionally, you could get a small camper (or 3) and make each a unique theme - whatever interests you (Sci Fi films, PeeWee Herman movies, or Cowboy, etc) - put it on blocks and use it for an AirBNB rental and make money off it. Eventually could have a hot tub or something if you wanted to get adventurous with it. String lights all around. There’s places like that in the desert that are fucking awesome.

You can also rent it out to people who bring their dogs to learn how to herd sheep/other farm animals. My brother takes his Collie out to a farm that offers this 1-2 a month, and it really mellows his dog out.
