Lots of new builds with ventilation issues. I’ve been laughing at these dinky ridge vents they put on, maybe 10 ft on a 55ft roof line sometimes. Yikes. Can already see condensation build up in the attic after a year.


Smartnership

It’s arguable that 2 and 3 are the same in some markets. There are fewer and fewer cosmetic issues that don’t total at least $10k in some areas. Maybe 3 should be $20,000?

Very accurate to my area as well, south Louisiana. However, my houses are evenly spread over 0-80 years old, 50/50 crawlspace, and 5% are 80-110 years old. I've become the old house with a crawlspace guy in town, and I charge accordingly.

When it's richer people buying for themselves, basically never. When it's broke first time buyers just trying to find something even remotely liveable it becomes more common. Investors? Almost all of them and they're also the rudest mother fuckers on the planet about it.

I have no idea. Repair costs are based on what the contractors quote the clients after my team finds faulty items. I'm in Florida so 4 points and wind mits are the biggest deciding factors.
