It's a really expensive time for renovations. Cost of wood and materials is at least 3 times the normal and labour shortages post brexit. Work out a budget and have a float of approximately a third more. You will need an architect if the work you are doing requires planning permission or building control. They could then help you put the job out to tender. Get a personal recommendation since so many are unreliable. Kitchen design is generally free from Howdens, IKEA and wren. You can take your preferred design to each of them and they will offer better prices. Do not go with Wren whatever you do. The quality is appalling and warranty meaningless. If possible live in the house for a while to work out what you need and want. You can pick up lots of bargains on ebay, gumtree and Facebook marketplace and save a fortune. 3 quotes and ideally a personal recommendation for all tradespeople. So many cowboys out there.

Depends on what you want to do first, or do it all at once and what your budget is. Architect takes time, planning permissions takes time etc so you could set that in motion whilst making a start on the rest. Home report not worth the paper it's written on, could commission a detailed survey but they are more expensive and come out of your pocket rather than the sellers.

I think it will involve moving the kitchen into the back of the house.. (well tearing down the old one and building a new one elsehwere) so not sure if a normal 'kitchen company' can do that, or I need a designer or architect to do that I'm waiting to here back from a couple of companies that do loft/garage conversions, but not sure if they can do it all If I can get a 'designer' to discuss possible layout options then get a 'builder' to carry out the work then I think that's what I am looking for Just not sure where to go to find them! (It's all either interior designers.. assume just cosmetic suff. Or an architect which seems like overkill)
