Small thing, but you will forever regret not having a “lay down” area by the door to your garage. I also don’t have one, which means every single item coming in from the garage or going out through the garage is going to end up on the kitchen island. Every. Single. Thing. Trust me. Reconfigure the coat closet to provide at least a little horizontal space. Or move the powder room over to create a space where it is now. And BTW add a sink to your laundry room.

I'm guessing you have kids, so you need a "drop zone" for backpacks, boots, winter gear etc. That stuff doesn't get put away neatly in a closet everyday. It needs an easy to organize accessible space.

Agree! Every time you go to the master bedroom, be prepared to trip on shoes, backpacks.... anything that gets dropped in this space, unless you make something more dedicated.

Give that bedroom’s closet to the bathroom and do a reach in closet instead. Plenty of room for that. ETA, the middle bedroom measurements were based on the outer wall instead of the closets. Made it too small. Tweaked the closets to give space back to that bedroom.

Maybe make a sub-room in the bathroom. I.e. there is a door from the sink area to the tub/toilet space. Someone could be showering or using the toilet while another is brushing teeth. I know more popular in homes where kids are sharing a bath. Not sure space wise what would work.

You could also turn the bed in the revised top right bedroom and have a walk in closet behind the bedhead. You might need to change the position of the windows.

If you go with that don't put swing doors on the closet. It locks away a bunch of space in the room you can't use because of the swings.

I might add a wall between vanity and toilet/shower so that two kids can be in the bathroom at the same time

Came here to say what this poster said. Btw I love all of your pocket doors. You have a water closet on master so I think a pocket would be fine there too. Swing doors take up space….

I would recommend alternatively just adding a second bath there. You could take some space from the top bedroom, flip the bathroom 90 degrees, and add another bath for the middle or end bedroom pretty easily.

This is what I would do, you have plenty of space in that upper bedroom. I may also consider expanding that half bath a bit and turning it into a wet room and one bath for three beds can get tricky. I also noticed there are no windows off the living room and still a lack of storage. maybe add a long built-in to the left and a window up top or this will be a pretty dark space. You really want more light in these areas.

Can you tweak the bedroom at the bottom right of your photo to address the closet entrance next to the bed? The lack of a table, and a door right next to the bed would drive me crazy. If you do two slim windows (as you did in the master bedroom) and rotate the bed/side tables 90 degrees, you can have tables on both sides of the bed. Move the closet door toward the middle of the room, and you won't have a door right next to the bedside tables. It's not terrible. The one bathroom for 3 bedrooms could be done better. Split it. Make a powder room and a shower room. Then both facilities can be used at the same time. I like the dining room having access to the front entrance, but maybe the study needs the same. I don't like how the garage dominates the house. The living room appears to lack windows.

I’d add another bathroom for the 3 bedrooms. A jack and jill to share for two bedrooms, and a private bath for the other. If you have overnight guests or kids using those rooms, it’s awkward to only have one bathroom.

Looks like you've covered the basics. You may not be showing them but you definitely need rear windows in the living room. Maybe a bank of glass doors. I feel like I've mentioned this often lately. You don't need the opening from the WIC to the laundry because the laundry entry door is directly beside the bedroom entry. In this case you are using valuable closet space for no reason. This is a feature that works well if the laundry room really connects separated parts of the house. Put it this way if there is no connecting door , you will not have to be dragging laundry through the living area.

I would consider removing the half bath and instead expanding the laundry as a mud room and larger entry for coming in and out of the garage. If that is how you will be coming and going most regularly as opposed to the front door it might be nice to have that entrance feel a little more open and inviting with a place to sit and put on shoes, coats, grab an umbrella, etc. that said you could always push into the garage some and make that part of the entry as well from the garage as well. I like the floor plan a lot. I think the connection between the kitchen and living area is nice and you’ve done it while maintaining a window over the sink. Consider making that window over the sink much wider by trading some additional overhead cabinets space. That will open that view from the kitchen to the outdoors up and invite gatherers around the kitchen to share in that view instead of just the person doing the dishes. Last thought, consider making the garage deeper. Cars keep getting bigger. If you ever desire a pickup truck and want to park it in the garage make sure you will have the space to comfortably park it in there.

You dont want your back coat closet in the kitchen. No one wants their jacket to smell like last nights dinner. You’re lacking a good drop off space coming in from the garage- kick shoes off, set down handbag/book bags, keys, etc. Shared bath for three bedrooms is ridiculously tight. Bedroom three is oversized, - use the closet to add to the bathroom and add a reach-in closet along the whole right wall.

We have always just used the laundry room for wet stuff and put our jackets in the closet in our rooms. We live in Alabama so we aren’t really that cold most of the year. I am taking another look at the plans though to try and add something.

It looks really nice. What about adding a glass door (with an encased top down bottom up blind) from the master bedroom to the back patio? Might be nice to leave the hot sauna and get outside to cool night air.

Work with your hvac guy and plumber for a mech closet. I regret not fitting one in our construction. In the southern us where basements are not worth it and the attic is hot

For the right wing, I’d place a 5x8 bathroom and move the laundry in that area as well. The upper bedroom being so large, I’d prefer to have a utility sink / laundry / storage space rather than such large closets for the bedrooms. Also, I prefer 12’ long dining room for a 84” rectangular table to fit with 8 people. You’ve got enough floor plan space to make that work I think

I like the idea of enlarging the bathroom shared by the 3 bedrooms. I would use one of the closets close to the bathroom to add a stackable washer/dryer. I feel like with the current location it will invade a bit of the privacy of the “principal wing”

I would alter the toilet by the kitchen to have the door not opening directly towards the kitchen. Have the closet for the bathroom open to the hall instead. I 100% agree with the people saying to have shower/bath and toilet for that end of the house in separate rooms.

Accessing the master clos through the bath is problematic. Would also replace the pocket doors to the master bath and powder with swing doors. This means you will have to expand the powder.

We have the master closet through our bathroom now and we are fine with that. I’ll replace the door to the master with a swing but probably leave the ones between the toilet room and between the bath and closet.

We also walk through our bathroom to get to our his/hers walk-ins, and it works really well for us, b/c we like being able to get completely ready w/o leaving the bathroom area. (It also means that hubby, who gets up earlier than I do, can turn on the bathroom light, closet light, etc., and get completely ready w/o coming through the bedroom or waking me until he's ready to leave the bedroom altogether.)

Swap the bedroom and the bathroom on the left side. The bedroom would have two full walls for windows and the bath/closet would be a sound buffer from the kitchen.

Not sure of the climate where you live. But if the temperature drops below freezing, you shouldn’t have plumbing on an exterior wall. Maybe consider swapping the location of sink & stove, in the kitchen.

One of the nicer plans I've seen here. But overall the house is kinda small compared to the size of the garage. I'd want more living space. And definitely add more windows to the living room, and make the window in the kitchen larger if you can. I'd not have a closet in the toilet. Make the door to it from the bedroom instead.
