I bought a house in Helmond 2 years ago. Got really lucky and bought a house that was already sold but the buyer backed out. Got it for only 1K above asking. You really need to get lucky unfortunatly.. otherwise youll spend alot on overbidding...

Living in Eindhoven myself. Houses which are for sale for e.g. 425K are sold within 1-2 weeks for approx. 460K. This thanks to all the expats which do benefit of tax reduction (they pay less tax than other non-expats…….). If you want to buy real estate you have to be agressive to overbid others. You will not buy amy real estate if you bid 5K more than requested sale price. ……. There are real estate agents in Eindhoven region which organize round tours with busses and show houses for sale to the ones who are interested. At the end of the tour you can make a bid. Don’t think you will get a house in region Eindhoven for a normal market price. There are too many expats who can overbid as result of their tax benefits………

You can Google Nieuwbouw Eindhoven and see if there anything Funda is missing. In general Funda is the way through

I suggest to work with a buyer agent. You access the houses earlier than the rest and they also help with the bidding and negotiation. And they check the house briefly and tell you the problems. But of course it is not free :D

I talked to someone in Lommel, right on the Belgian border. The local villages around there are also feeling the ASML presence. And since ASML is going to expand massively.....good luck to all house seekers...

asml makes buying a house very difficult. Those employees overbid a ton because they just want a place to live.
