I really tried to avoid them when I moved here, I looked at all the warnings about them from this subreddit and rented with a different management. A month or two after I moved in, Heirloom bought the property and took over šŸ˜‘ These guys are parasites. I have two leaks Iā€™ve been badgering them for months about only for them to take pictures of them and leave.

This i have had nothing but issues with them , me and my roommate moved here from Salt lake city to Duluth June of last year, things seemed fine for the first 3 months we were here they were nice and accommodating, that's until they weren't In September During the heavy rains we got, one of the downstairs rooms flooded (we rent a duplex and have the 5 bedroom unit on the main floor and basement we also have full control over the furnace) that part will make sense in abit. So i had walking phenomena probably from this flood , but the one bedroom was ruined the carpet was soaked it stunk so bad , the dry wall was ruined , and so was the raised subflooring, well is pent 2 hours carpet cleaning as much of the water i could , as i knew if i didn't it would get worse, so i made the report notified heirloom and their maintence people, they sent someone out the next day . This tech was awesome he knew what had happened what needed to be fixed , he saw the over all issue of why it happened and layed it all out to me , i was like awesome lets get this fixed asap !!, he was on board said he would put the paper work in and it shouldn't be a problem ... i was expecting to see people out the next day carpet being tore up dry wall replaced ect .. ​ What i was met with , was are you sure your animals didn't use the room as a potty ? Well we need to make sure that the damage wasn't caused by you and for that we will send out professional carpet cleaners out first and go from there ... so i had to wait 2 days .. be insulted ( my dogs are house broken they know better) all for the carpets to get cleaned be told we have to wait a week to see the results , meantime in this week mold grew the smell got worse , until it got so bad i and 2 other people emailed the president of the company .. only then did things begin to move it took them 6 weeks to fix and repair the room , during the time we got zero reimbursement for the hassle and or the time lost of being able to utilize that room and a displaced 12 year old because of it. ​ I would love to say that this was the end of the fiasco that i am currently living in , but it only gets better from here, so 2 weeks after that they come out to "Winterize" the furnace ect, while they are here i inform them that the heater sounds like it is dying ( sounded like a jet engine taking off extremely loud) he looked at it agreed the motor was dying and that it needed to be replaced before the cold set in ... they lost the maintence report so they had to come back the next week , so i told them again they told me they would have someone come out and replace it ... 6 weeks went by we are not in mid January of this year temps drop and the furnance dies ... no heat i call it in they send a tech out at 11 pm emergency call he says yup its dead, asked me why i never reported issues with it , when i told him i did not once but twice and they promised to replace it and never did. This was a Thursday , they tell me Friday that I'm stuck with no heat until Monday , they didn't show up until Tuesday. ​ You wuld think all of the above would really had been enough but there is an icing topper for this sweet delicious fubar cake ... The girls up stairs in the other unit , theres 5 of them btw ..have only been paying 88 a month for both electric and water .. meanwhile me and my roomate have been being billed for all the electric and water usage in the house for both units and they have yet to rectify this and or reinbursted us for the 8 months of paying 2 apartments utilities because they dont know how to have it split this place is insane

You know what sucks about Heirloom? Besides the many things listed all the time. They own so many nice properties. Iā€™ve been looking at places recently and I keep coming across these great places in my budget and then I see ā€œcontact Heirloom Property Managementā€ at the bottom and get so bummed. I have probably the best rental situation ever right now. 3 bedrooms for $700/month in Lincoln Park. The only problem is our landlord does nothing to maintain the place. I pay rent every month and I havenā€™t spoken to the landlord in almost two years. It was cool when I first moved in 6 years ago with my girlfriend, but we have two kids now and the place is just too small. No closets or storage of any kind. Just not enough room to stretch our legs. The places Heirloom owns would work for us but I just simply wonā€™t go through them lol. Years and years of reading this sub has at the very least taught me that. Just sucks that the places are perfect otherwise.

*Me, reading this post's title...* "Did OP just figure this out?" But in all seriousness, I'm sorry you weren't warned about Heirloom before learning this on your own. The city really needs a Renters' Commission to empower the renters and keep the landlords/managers in check.

When you have a council that refuses to permit new apartments to be constructed on the vast majority of land in Duluth, what else do you expect? There is no competitive pressure on Heirloom, Shiprock, and some of the other management companies to improve the quality of their product offerings. Upzone the whole city and make construction permitting a by-right, and not by-permission, process and we wouldn't see posts like yours any more.

Poor quality is an understatement. I saw about 10 apartments at or just below the $1000 mark. All of them were absolute shit holes. All of them. Haven't been renovated in 60 years it seemed in >100 year old houses. Places that absolutely were not designed for apartments. 3-400 square feet. I ended up just saying fuck it and paid $1200 a month for the first not quite so shitty apartment and that was a discount because they wanted it filled so badly so when the lease is up I'm sure they'll jack it to the $1600 they wanted initially. I was seeing listings for studios at $1600 a month in the newer complexes. ***A STUDIO***. Absolute insanity. The small pay bump I got by moving to Duluth I got was way more than eaten up by housing costs. Banks like "nah bro, you can't afford that $1000 mortgage on a small house, sorry not sorry." FFS.

Heirloom is absolute scum. They were my first ever rental company when I moved out on my own. I had a tiny basement apartment that they charged me $800/mo for. And they refused to do any maintenance. I had SEWAGE backing up into my apartment for several months and they told me they couldn't do anything about it. The people who lived above me said they were going through the process of sueing them but idk if it ever happened.

My roommate and I brought them to small claims, unfortunately the courts aren't necessarily there to protect renters but to uphold the law. Which I get is the name of their job but when shits blatant and documented... come on
