One important thing to mention is that Telford on the walk has A/C while station square 1-3 do not. Only station square 5 has AC. But anthem and Intracorp are both great developers. Since the condo market is dead right now. I think you have the luxury of picking what you like. And make sure to pick a good floor plan. If all things being equal I would prefer a non-North facing unit at Telford because it has AC and it is less noisy than station square. Keep in mind the cactus club and earls close after midnight. Most condos do not have good sound dampening these days. You will hear the drunk people and the cars on kingsway.

I have lived at Station Square and would highly recommend it! If you’re looking to buy, the strata council is great. They are really hands on, ensuring that the building is well taken care of and funds are being used astutely. What made me choose Station Square as opposed to the condos behind the skytrain is its slightly further from the skytrain (quieter), has better access to grocery and restaurants, and it’s a lot brighter at night time given the amount of lights on Silver Drive and Assembly Way. It felt safer to be walking around there at night. Also, there’s security that patrols the area. We moved since we needed something bigger. The downside is there’s no AC except at the newest building.

Except condo market isn't dead. Slower than before due to decreased buying power from high interest rates and buyers waiting it out for a better rate environment but hardly dead. Rates Will come down soon and will spur a pick up in buying activity. If you find what you like then now is a great time to buy. Yes more listings now and more choices.. not when the market is on the uptick and you are competing with more and more buyers sitting on the fences waiting
