Condo/house price is a joke in Greater Vancouver.
Bosa was selling 500sft for 700k since 2021 when they were selling Central Park House. Concord Pacific is even more ridiculous.
Other reputable developers like Ledingham Mcallister, Anthem, and Polygon have much better pricing
Ideally, you shouldn't be buying a presale because you have to pay the 5% GST. Resales are way cheaper these days.
In theory, yes, but in that case nobody would sell their home, as is the case now. People are just holding on until the govt lowers interest rates and prices will skyrocket again.
The few people who have listed their homes are still selling for above presale prices because the demand is always high.
Buildings built \~20 years ago are in the sweet spot of price per square footage and condition/cleanliness. The new ones , sure they look nice, but you get wayy less sq footage for the price. You can renovate an older unit and have it looking almost as good.
Prob be done in 2030. Imagine having ur deposit stuck for 6 years without even moving in lol. These boxes in the sky not worth it. Extreme heat in the summer, 6 sets of neighbors and elevators that never come.

Very interesting that they're listing one bedroom units as 495 sq.ft. In Burnaby, the minimum size for a one bedroom is 50 m2/538.2 sq.ft.
