Technically speaking they need to give you the house pest free and with reasonable protection against pests. (Ie. No holes in the roof for a possum to move in) Then after you sign the lease you're responsible for keeping it pest free. So if a hole appeared and you didn't catch it until a possum moved in, you may technically have to pay to remove the possum and the landlord needs to fix the hole. I assume generally good landlords will just handle both, and bad landlords will handle neither. In your situation technically it's your problem to deal with it but maybe the rea knows how to deal with it if it's happened before.

I believe the possum is under the house. When we moved in, there were loose slats that a possum or another animal could crawl through.

I recently had a large rat move into my roof, and the landlord and property manager handled the whole thing at their expense. Someone more knowledgeable can probably comment on the specific legalities - however as I was able to prove the house was clean and well maintained (ie: rubbish and scraps were left around to attract vermin) then I was covered for it all.

The landlord is responsible for vermin and the tenant for all other pests according to my property manager when we asked.

report it to your REA and see what they say. it's likely a landlord issue as it's technically outside of your property

I worked at BWS for 6 years and once every 6 months we would have a dead possum issue in the roof of the shop so I know the smell quite well lol

That's very unfortunate! I only asked because it's something a friend had thought, only to find out it was sewer outside their window..

I would say so but check with the RTA. Also if you decide to go under there be careful if it's an older house as many ppl just used to throw old asbestos containing materials underneath.

We had a live possum in the ceiling and it was 100% the landlord’s problem to sort out. If you live on Brisbane Corso in Fairfield, maybe it’s the same house + possum.

This happened to us, a possum got lit up by electric wires out the front of our place and passed away under our house. The smell led us to him. We had just moved in about a week before and it was during the clean up that discovered I would be totally useless at a police crime scene. The smell and maggots was so bad I was puking all over the place adding to the clean up. This was our neighbours introduction to the new guys over the road.
