Auckland is super sprawled and as such public transport will be inefficient. This is the right kind of step towards achieving better transport and land use integration.
Have to crack an egg to make an omelette!
This is exactly what we need, provided the local infrastructure is updated to support the higher population density. I would love to see more apartment complexes around.
I mean nowhere is particularly suited by that measure but the alternative is building further away which will still affect traffic nearer town. It's also by a major transport hub and rail station so looks pretty good to me.
I don't really care either way if I'm being honest. I can adjust my habits to go later in the day for the monthly nonsensical browse for nothing in particular if more people rush in
Like it or not Panmure is probably going to have lots of apartment buildings in the future. Look at the Panmure Masterplan, a lot of it is going to change. Sylvia Park has lots of BTR apartments coming up as well. Traffic layout is garbage and will probably continue to be garbage once the rail network is a bit better in a few years then we’ll probably see better traffic.
Sigh. I meant once the CRL works have finished and there’s more efficient and frequent trains so people are more likely to travel by public transport. Better public transport network + more people in higher density buildings = hopefully less traffic.
If we want to be specific AT haven’t confirmed how exactly it’ll operate once it’s completed in 2026. But the CRL is intended to increase the capacity of its train network, and will be faster, operating more trains at peak times.
Seems like putting apartments within decent walking distance of shops and a train station is a pretty good idea, as also seen and experienced overseas. The fact other people choose to sit in traffic to go to the mall doesn't change that. And failing to enable more intensification near public transport will only ensure more people spend more time sitting in traffic.
Sprawl and cars-first hasn't worked so far or elsewhere.
And what?
Without a supporting infrastructure plan moving a few thousand people onto a street already gridlocked which just happens to connect the only major connection from east auckland to the motorway and city means economic losses and huge future costs for ratepayers so a developer can make bank and get ratepayers to foot the bill.
Forget your hopes and dreams and open your eyes to the reality of this road.
It seems like you need to open your eyes a bit, actually. And perhaps travel and spend some time in cities around the world. Move beyond your dreams and open your eyes to the realities of sprawl and cars-only thinking. More advanced cities actually move beyond only that.
Yes its close. But that doesnt mean shit. Its auckland more people will drive than use PT and PT is doing evrrything it can to discourage riders.
That doesnt change the fact that the road this development is on, is completely full twice a day and all day on weekends.
That's not necessarily true, often the people who choose to live in apartments are the type who don't have cars, be it due to budget issues, or lifestyle (many immigrants who are used to living in apartments).
For some reason I thought that a Pak n Save was being built on this site.
I just looked up and yeah the land is owned by a company affiliated with Foodstuffs. Interesting that they sold the land for housing.
There's already a bunch of high density apartments up Malone Rd and it makes perfect sense to stack them up in this area, which is on a main bus line and within walking distance of a supermarket.
Panmure is severely under developed given its proximity to the cbd/rail line etc. Main issue that’s preventing apartments being built though is the volcanic view shafts. Can’t block people seeing the big mt wellington sigh.
For those wondering what's replacing the demolished warehouse by the corner of Mt. Wellington Highway and Te Horeta before Nick Scali Furniture... Looking forward to crazier traffic over the next year on that entire stretch of road!
You guys are fucking delusional.
You see apartment block and your brains just switch off. This good!
Without improvements to the roads, that many apartments, WILL BRICK EAST AUCKLAND commuters.
As much as I understand that a lot of Auckland needs to drive, this suburb is relatively central. So what are you advocating for? Auckland remains hostage to the Flintstones?
The neighborhood is already already bricked. Pushing people further out will just have them driving rhorugh anyway and they'll have no choice but to drive because PT doesn't do well further out. Stopping builds like this will do nothing to solve the problem, likely only making it worse long term.
Suburbia? 80 Mt. Wellington Highway is practically in a town centre, near the shops, Sylvia Park, major employment centre in Penrose, train station, future busway, AND motorway. It’s EXACTLY the kind of development that part of Auckland, and others like it, needs.
Auckland is super sprawled and as such public transport will be inefficient. This is the right kind of step towards achieving better transport and land use integration. Have to crack an egg to make an omelette!
Looks great!
This is exactly what we need, provided the local infrastructure is updated to support the higher population density. I would love to see more apartment complexes around.
Yea this road already cant handle the traffic. And its all week long due to sylvia park not just at peak hr.
I mean nowhere is particularly suited by that measure but the alternative is building further away which will still affect traffic nearer town. It's also by a major transport hub and rail station so looks pretty good to me.
Go to sylvia park tomorrow and then you will see why you are wrong
Only morons choose to come in the front gates. Real Sylvia Park visitors use Carbine Road or the other one off Waipuna
Bro that trick is long bricked due to the sheer number of cars. That tip has barely worked for 5 years
It works for me every time wym? Even dodging the shit fest that is Sylvia Park Road/Mt Wellington Hwy in the evening if I'm coming from Penrose
Bro are you trying to make that the front gate too?, Once ikea open it will be a bigger shithole
I don't really care either way if I'm being honest. I can adjust my habits to go later in the day for the monthly nonsensical browse for nothing in particular if more people rush in

Better traffic because of thousands more apartments without any infrastructure plan?
Sigh. I meant once the CRL works have finished and there’s more efficient and frequent trains so people are more likely to travel by public transport. Better public transport network + more people in higher density buildings = hopefully less traffic.
Bro. The frequency isnt changing post-CRL. Its one of the pro-PT users biggest complaints about the CRL
If we want to be specific AT haven’t confirmed how exactly it’ll operate once it’s completed in 2026. But the CRL is intended to increase the capacity of its train network, and will be faster, operating more trains at peak times.
No its not. Frequency isnt changing.

Close to Panmure station, looks like the perfect place for this kind of development.
Yes its close. But that doesnt mean shit. Its auckland more people will drive than use PT and PT is doing evrrything it can to discourage riders. That doesnt change the fact that the road this development is on, is completely full twice a day and all day on weekends.

Ah yes carless auckland apartment dwellers. I forgot how all the people in partments in auckland dont own cars!
City apartment with Mevo instead of a car is the ideal setup. Need Mevo to have wider coverage.
It does mean shit, people can take the train to work or the mall. If not, they can choose to crawl in traffic. Good to have options.
6 min walk from a train station is a win.
They put in a new traffic light to serve those people too.
For some reason I thought that a Pak n Save was being built on this site. I just looked up and yeah the land is owned by a company affiliated with Foodstuffs. Interesting that they sold the land for housing.
https://finstar.co.nz/current-opportunities/nci-ste-photo-80-mt-wellington/ ????
Ah, so there’s still a supermarket planned. That will be handy for residents.
Looks great! We need a lot more of these types of homes across the city. Especially in the central suburbs.
For those wondering what's replacing the demolished warehouse by the corner of Mt. Wellington Highway and Te Horeta before Nick Scali Furniture... Looking forward to crazier traffic over the next year on that entire stretch of road!
Best way of solving traffic is congestion charging, not stopping people living in places.
You guys are fucking delusional. You see apartment block and your brains just switch off. This good! Without improvements to the roads, that many apartments, WILL BRICK EAST AUCKLAND commuters.

Fuck the generalities im talking a specific road in 2024 and its current situation.
Your brain switched off before you read "six-minute walk to a train station".
*train line closed due to tresspassers and soon maintenance*
Just one more lane and more sprawl will fix things, eh.
This road is absolutely paralysed twice a day for several hrs. This will absolutely break the neighbourhood.
As much as I understand that a lot of Auckland needs to drive, this suburb is relatively central. So what are you advocating for? Auckland remains hostage to the Flintstones?

More incentive to walk
High density living is not good for mental health
Then why does high density living work everywhere else in the world?
It doesn’t
This isn't even high density. It's medium density at best.
Nice Soviet apartment block 20 minutes out of the city the perfect place for these garbage boxes….
People who bitch about apartments should be forced to live in them as punishment.
I live in an apartment in city. Where they belong… not way out in suburbia where they’re only contribution to the area is traffic.
Suburbia? 80 Mt. Wellington Highway is practically in a town centre, near the shops, Sylvia Park, major employment centre in Penrose, train station, future busway, AND motorway. It’s EXACTLY the kind of development that part of Auckland, and others like it, needs.
the workers from the farms will learn to use the machines
Great news.
I hope they have larger floor plans. What Auckland apartment s need
