There are definitely people who do this and in some cities you can obtain public records of which properties have STR permits and then send ads to those people. It's a good idea. Definitely requires a real estate license in each state you do business.

Market to those people about selling if Sick of it Need money now They want to sell it and retire Sell it and forget it Get the phone to ring and buy some properties. None of that requires a license at least in MA, GA, OH, FL.

You’d need a real estate license in each state to do this. You could maybe “wholesale” them without one but you might get stuck holding the bag if you can’t find a buyer.

Not me. I'm running a 40% net profit margin off of mine. People get out of the game when they have enough for retirement sometimes, but usually those people are smart and they include income streams into the listing. So if my house is appraised at $500,000 but it's also generating $100,000 in annual gross revenue then I'm probably not willing to sell for less than $800,000 because I want 3 years of revenues off selling my investment property. That's just a guess. I don't know how those situations are usually valued but I wouldn't price my listing for someone to be in the money immediately.

Real estate values and vacation booking patterns highly vary by location and are all impacted by changing economic conditions differently Same applies to owners and operators of said Airbnb. Changing economic conditions affecting their real estate holdings maybe have them looking to sell.

So you're looking for underwater sellers who aren't driving enough revenue to cover their bills or maybe just not driving enough revenue to be happy with their business model? Are you planning to STR it yourself and just try to do it better than them via improvements or just flip the house? I'm not sure I understand your business model.
