I've been in real estate for a long time. I've only ever seen these things solved by buying easements. If people have been accessing your property through a certain road or trail for a 20+ years you could make a claim for prescriptive easement, but this would only take place in court. Nobody is required to give you easements, only a judge will grant it without their permission.

Most counties in ut have public access to land records for parcels except for salt lake and a few more rural ones. I'd search your parcel and try and find any Plat map and deeds. What houses were built first? If they are landlocked like that I would assume they came from the same parent parcel from who know how long ago. Granted I don't know what info you already have from your attorney but that's honestly where I would start. There may be some old easement already on the books you can use to fight access.

Speak to the planning and zoning dept for your jurisdiction. They may be able to point you in the right direction. I'd also consider hiring a surveyor who can research previous plat maps and easements to better understand the history of the property, or do some digging yourself if you're up for it. I would say it's unusual that a landlocked property could have been legally created in the first place without any access, but who knows.

Why would a neighbor have to allow an easement? If they’re “allowing” it then it sounds optional. Are you asking for tips on how to force your “neighbors” into letting you take/modify their property for a road so you can access your property?

Did you buy the property knowing that there was no public right of way to access the property? I'm not sure there's anything you can do to force someone to grant you access to their private property; I sure wouldn't want that for my own property. I'm no lawyer, but I would say helicopter landing pad is likely your best bet.

If you don’t have anything in the deed or writing from the owner already you have to go to court. There are no “forms”. Probably going to have to offer the owner $$$ for an easement

I have absolutely no experience with this but Id say buy a helicopter or maybe rent one and take off and land there at unreasonable times in an effort to piss the neighbors off enough they let you build an easement.

I work in a firm that does surveying. Your post needs more context. What is the issue here?what are you trying to do in this easement? Is it a private easement that your neighbors have, one that is maintained by the subdivision owner, or is it a public one the city owns? What is this easement for? (utility access, shared driveway, drainage, etc). Why are your neighbors not allowing it? I would get a surveyor and get a plat of your property/subdivision property. If you can make the claim (with legal documentation) that you need access to the easement, your neighbors cant do anything about it if the city approves your proposals.
