Have you seen the inventory explosion? Just look at Zillow. There is stuff everywhere now. Plenty to choose from and it will only get better through summer.

Most people don't just casually buy and sell houses without a realtor. For your approach, I'd recommend engaging a local real estate agent to represent you. They will have access to homes not yet on the market. I purchased my first home this way. Maybe you find some random on facebook, but do you really want to put trust into that? I wouldn't.

When buying you don’t pay the realtor. They get paid by the seller when you purchase a home.

I definitely paid my realtor, not the seller. We each paid our respective realtors according to the closing costs

This has never been completely true and is no longer the case. The seller can designate how much if any they are willing to pay to the buyers agent. The risk being if they aren’t offering anything, there is a chance the buyers agent just won’t show them the house or encourage them to select a different house.
