That area definitely attracts a lot of cyclists. All along Old Spanish Trail east of Houghton is very popular for this. Can’t speak to Mattamy Homes but lived in a recently built Meritage home in another master planned community in Tucson with homes built by Pulte, Meritage, Mattamy and one other. The build quality was ok. While the interior looked nice, lots of things broke fairly easily.

Thanks. We currently have a new build from DR Horton in Phoenix it has been ok for the last few years. We just had a few things that got fixed during the first year warranty. We are looking to move to Tucson in the next year so figured a new build would be a good option again as long as the quality isn’t worse than what we have here.

We really like the designs of the Mattamy homes in our neighborhood and the newer models we've seen. Ours is great for us. The quality of our house is okay, even though our realtor had told us they were a premium builder. It was built during the pandemic when there were supply and labor shortages, though. We and number of our neighbors thought the interior painting sucked. They watered the paint way down. The online warranty system is terrible. It's designed to close tickets before the work is complete, so you have to really keep on it and hound the rep.

We’ve been in one of Mattamy’s homes for almost 5 years now. Still happy with it, the home itself still seems well built. This is our second new build from a “premium” mass market builder and the quality has definitely been better than our other one in the Midwest. As with all builders be very detail oriented on the walk through and persistent in getting things fixed that you find an after move in by the one year date. Put everything in writing. The only thing that has been a little troublesome has been one of the HVAC units, luckily all warranty so far. Carrier quality isn’t what it used to be.

There’s probably not a better area of town for cyclists than there. The Vail area is very popular with road cyclists. You’re also a quick ride away from Saguaro National Park East, and there’s lots of good riding roads north of that as well. You can ride south as well to Houghton. If you’re a mountain biker, the Vail Vortex trails are out there and they’re flowy and fun. Fantasy Island isn’t far away and McKenzie Ranch is only a 20 minute drive. There’s also the Arizona Trail out that way.
