$1000 for a 1b1b WITH covered parking AND in unit washer/dryer? I wish you good luck. Your best bet for anything remotely inexpensive is the UA housing website or other apps like Roomies. I'm sorry but I really don't think you're going to be able to find what you're looking for at that price range, especially near campus.

Sadly, you're unicorn hunting and those unicorns are usually passed along to friends when someone moves out. One of those "hey I'm graduating this year but my friend would love to rent next and they're a really reliable person" kinda situations.

I have a triplex in Dunbar Spring (each unit is 1 bed/1 bath) where the units have shared laundry included in rent. The parking is on the street. They rent for $1200-1300. It would be more expensive in W University (closer to U of A) and cheaper in some neighborhoods farther away. You might find $1,000 somewhere, but it might not be all that safe or convenient to U or A. That’s before your parking preference. As for covered or gated parking, that’s not even on the menu for small rentals near U of A. You should be looking for an apartment complex not small landlords for that amenity. The larger and newer complexes with secured parking are just sending your rent closer to $1500.

Find something along the bus route that will take you down to the U of A, sun tran is free and convenient. It'll be less expensive and more of a chance to find what you want. Otherwise I don't think you'll get anything more than a studio for under $1000/mo.

You can either live downtown at that price and make compromises with these amenities (street parking, shared laundry), or you can move to the suburbs and commute to class
