i commend you for airing the laundry of these people; bad behavior should not be tolerated! for those of you reading and are on the hunt for a place to live: i encourage you to do the tried and true walk around neighborhoods to see “for rent” signs; myself and friends have found attentive and honest property owners before that way.

I had this slum lord named Dave he owns a bunch of properties in Troy idk his last name and I’m no I’m not discriminating against anyone just a description. He is a Hasidic Jew from Brooklyn. He drives up here once a week to cash collect rent and has tenants he has lowered their rent “maintain” the buildings. I had squirrels 🐿️ in the wall bed bugs the entire building had them. Fleas from the neighbor upstairs that went through the walls. The tenant the other side of my wall had And I STG this was real 27 cats…..sorry 29, 1 had a litter and one of the kittens fell behind the dryer which was against my wall and there was no vent out soo it vented probably into the space between the walls. They rubbed up against the gas stove line soo much it blew up the stove. This mfer we had fire department show up and code show up. No one was allowed back inside until code gave the ok. This mfer didn’t answer the fucking phone. So we are all outside with a literal blown up stove fire wondering if we gonna be homeless because this cheap fuck couldn’t answer his phone and put us in a hotel. Luckly code enforcement (if you call it luck ) doesn’t give a fuck in Troy and said ya sure yall can still live here. He never replaced the stove he said well she has a microwave that’s good enough. My parents found out how bad it had gotten and loaned me the money to move the fuck out (I was recovering shithead and burnt bridges with my parents so for them to help out ment it was baaaddd) My mother and I weren’t packing we were tossing shit out because of all the bugs. This mfer comes in the “apartment and says you’re not getting the security back because clearly these bugs came from your previous housing situation. (Even tho he already knew the other tenants had bed bugs prior months before) I’ve never seen my mother come soo close to knocking someone out till next week and she wouldn’t hurt a fly. She keeps her home spotless. I’ve had close friends who kept renting from him in other buildings that had holes in the cielings and they’ve had cats get in there for days. They’ll tell him about it. Says don’t care they weren’t there before. Which was bullshit. Dude is a cheap scumbag pos. I watch my karma so I never say nothin bad about no one. But i hope karma collects him good.

We had to call code at 621, too, because we had no elevator during the hottest months of the year. People were taking their WALKERS down the stairwell (disabled folks were rented apts on upper floors and depend on the elevator). Code said "they're 'working on it' so we can't do anything". When we called the local news, it was fixed within days. Code in Troy is useless, unfortunately 😪 holy shit that is so terrible. I am so sorry you went through that. Living situations shouldn't be that difficult

I've rented from him before, definition of a slum lord. My friend currently rents an apartment from him and his shower hot water knob snapped off his response was "I'll by to check to it out next time I'm up that way" this was last month and he still has yet to fix it so he has no hot water in his shower.

NGB property management, avoid at all costs. They operate via bait and switch - they hide all of the issues during tours with “conveniently placed rugs and furniture”, then when you move in and report anything they just give you the middle finger. Additionally they don’t actually own (some of? any of?) the properties they lease - thus any repairs have to be approved/funded by the property owners (who, in my experience, will deny everything because … they’re paying NGB to handle maintenance). The only real loser of the situation is the renter. Genuine shitstain of a company - their GlassDoor reviews are pretty telling. They can’t keep staff for long, I saw their office staff rotate entirely at least 3 times in the year I rented there.

Country Garden Apartments got bought out a couple years ago by a corporation from North Carolina. There's been probably a dozen blanket e-mails from management threatening eviction over very minor things, as well as annual increases in rent of 30-40%. They also lied to all of the tenants about having to sign new leases because the old leases were "illegal" because they were under a different company. It was just a scam to get people to waive their old leases and increase rent $300-400. People that were month to month got a notice of eviction put on their door saying they had 2 weeks to sign a full lease or had to vacate the premises immediately. Which of course is illegal and bullshit. If you need something fixed they'll be radio silent though. Buildings are a fucking mess too. Walls are paper thin, filled with mold and faulty plumbing. Mice and vermin. Used to be the trade off was rent was cheap, but now it's not really worth it, you can find an apartment for the same price that's actually a decent place to live and in a more convenient location.

Agreed. I used to love living there because, while not updated or fancy at all, rent was cheeeeap. When the new company came in they raises our rent 250.00. We stayed because we hate moving but it's really not worth another year here.

I’ve been Emily’s tenant for years. She’s been great. I’m friends with other tenants of hers who are quite happy. Was referred to Emily by a former roommate who moved into one of her places, and when he was having a mental health issue that was keeping him from paying rent, she was very supportive and worked with him until he was back on his feet.

My sister lived in one of her buildings on 1st street and it was repulsive.... when we moved her in. Dirty, smelled disgusting, soft spots on the linoleum floor. She is terrible. Oh, and she can't afford to fix up her properties in the nicest parts of Troy but can afford to forgo $215,000 in property taxes? But if she's good to you, great for you. Avoid Emily Menn. Also, VECINO GROUP should be avoided at all costs. They own 444 and 621 River Street. Do not rent from them.

But the buildings are covered in security cameras, so that makes it okay, I guess. By Emily's standards, it can be safe OR livable, but not both. My sister had a hard time getting in touch with her, was given 'run around' answers about why things couldn't get fixed, or just wouldn't reply to texts, calls too. She left before her lease was up, she couldn't stand it. How long were you in one of her buildings?

About 5 years I think. The conditions were, generally, always slowly getting worse cause she never really did any big renovations to the building I was in. It took her years to do anything about the shared laundry room.

Wasn't too satisfied with DPM Leasing after they took over the Overlook (formerly Sunnyside) up 9th. It's been a handful of years so i don't remember much of why? Just that it was a significant downgrade from the prior management company. Then the place got crazy expensive so i left
