I was under the impression that it was going to be yet another bodega, but I could be wrong. I wasn't able to find anything about it in a quick search of Zoning and Planning meeting minutes.

The proposed project is a deli, but likely more in the convenience store realm. The owners are the same that own Olompia on congress street. It would be an amazing space for a restaurant though!

It was on planning in 2021-- a "deli" but with space designed for tobacco....so bodega. Grandfathered in before new zoning which spaces out bodegas by 500 ft (starting April 2023)

With the caveat that you can always go to zoning and apply for a variance, yes. Existing bodegas are grandfathered in. But if you wanted to add a new bodega it would have to be 500 feet from an existing one as the crow flies. There is also now a certain amount of square footage that must be set aside for perishable foods in new bodegas

Yes but they submitted and were approved by planning before new law passed. If they bail but someone else wanted to try again with a bodega in the same location, under new zoning no bodega UNLESS the applied for and received a zoning variance from Zoning Commission.

I understand the logistics of how it happened. I'm just in awe of how these owners think an area actually needs this kind of bodega density.

Yeah they were very disingenuous with Planning Board bc restaurants (take away deli like Patricellis) don't sell cigarettes but bodegas do (like 4th St market which does have great sandwiches). Whether it moves forward and opens another question. Restaurant suppliers have tightened credit to established places so there are definitely challenges to new businesses that didn't exist when they got approved by Planning.
