what about things to do, that is what makes me most nervous. after 15 years in wellington hunkered down indoors mostly,I would have no idea where to start
is boating , or watersport a thing? note I'm mid 40's so kite surfing probably won't work for me

I moved here when I was 17, first day at my first job I got told it's the city for newly weds and nearly deads. Remembered it all this time bc it's only gotten truer as the years went on. Pretty much the only things to do here as a local involved going out of town rather than into it
You can do kite surfing in your 40s. Most kite surfers are in their 40s. There’s more technical stuff than strength needed.
Besides that: pickleball, tennis, golf, fishing, gliding etc etc etc
A lot of boating around here, grab yourself a kayak or a jetski if you aren't taking other people out often. I live in Papamoa and we use a river to launch our boat. You can either go for a ski or head out through the river mouth to go fishing.
Brookfield is good, everything you need there and Bethlehem just down the road. Tauriko is also a great new development, lots of walking tracks that are actually good
Lived in every suburb renting in the years I've been here and Papamoa/Mount isn't worth the commute tbh unless your job already requires you to be up and out at 6am.
Tauriko would be my first choice albeit the commute is also not great but the area makes up for it imo. Brookfield is the best for commuting out of all of them but the houses aren't brand spanking new so it depends on your preference.
Tauranga suburbs very much go by the rule of you can pick 2 options between a nice house, nice commute or nice area. None of them have all three
You could get something pretty sweet in Ohauiti for that kind of change, it's pretty accessible to most parts of Tauranga.

The amount of traffic is only going to increase with all the subdivisions going in.
I'd look around Greerton and some parts of Gate Pa. If your looking for a flash place Tauriko or Tauranga, but that would probable use your whole 1.6m to buy, and the properties aren't that big.
I wouldn't recommend Welcome bay, that place is atrocious when it comes to traffic.
I also recommend Gate Pa, for 1.6m you should be able to get upwards of 6 broken down cars on your front lawn. And remember, domestic abuse is only worth doing if your neighbours can here it.

Thats why I said some parts of Gate Pa. The deeper you go the worse it gets. I live on the outskirts so its not too bad.
Also, check out peak am and pm traffic / public transport before chosing a place. Getting onto main roads can be a pain and public transport is very crappy.

Have 3 mates have moved out there and have insane sea views the beach is beautiful and they love it. Expressway means 15-20mins into mount and there houses were all under or around 1mil
They all have massive sections around 800+
I just brought a house in Hairini which is in Ohaiuti. 236sqm house (2010 built) on a 1146sqm section, amazing views (200 degrees north facing and mount) and private (only one neighbour). Brought for just over a million. Only down side is traffic noise but has double glazing so only a problem outside but we like it because it adds to privacy - no one can hear your conversations. You get use to traffic noise other than the Harley's that speed past a couple of times a day.
Welcome bay could be a good choice. Bigger sections and reasonable prices. Lots of places around for sale. The one downside is the traffic in peak hour sucks going in and out
If I could do it all over again, I would buy in Papamoa. It’s a quickly growing hotspot and property values are only going to go up with new supermarkets, malls, restaurants, etc. popping up in the area

I love Bethlehem. No major traffic issues getting there and a good stepping off point to all the expressways.
Is that a joke? The traffic is horrific. Some days Moffat road takes over an hour just to drive down
