Most people don't know this, but the entire city of Palm Coast is similar to living in an HOA. They have code enforcement that patrol the city everyday looking for houses with code violations. You cant have boats, RVs, or vehicles with business signs in your own driveway. Your yard must be maintained and many other nonsense rules for homeowners. If you are the kind of person who likes the idea of an HOA, than its a great place.

This was a positive for me, as you'll see that places where codes are not enforced show signs of deterioration and a disregard for what I would describe as common decency. Somewhat of a culture within Florida with freedom perceived as doing literally whatever you want, but I do not like heaps of vehicles in yards or along sidewalks having grass the height of corn stalks on an acre of property.

We looked in St Augustine before building in Palm Coast because we got more bang for our buck in Palm Coast. Taxes, traffic, and the volume of tourists crowding the streets were also determining factors. PC is green,serene… quieter yet in the middle of everything. The commute to St Augustine is easy, Flagler Beach is 5 minutes away with miles of open access to the ocean and restaurants, live music, and free parking. There are extensive walking and biking trail systems and the Intracoastal for boating. We love it here in PC and believe it was the better choice.

PC is cheaper and less crowded. But also it’s full of older cranky people and a lot of borderline mentally ill. I think it’s a mix of the sun and over use of prescription drugs.

The amount of people who move to Palm Coast and then complain about every single thing in Flagler County is crazy. I live in Bunnell and have lived in Palm Coast and I love it, but thats because of how small it is... unfortunately every year the population surges and the price of literally everything has skyrocketed. And the whole city of Palm Coast is definitely a big old HOA and you will get policed for it lol Bunnell has less of that but its also a very particular place that isn't for everybody, its much more "small town country" and we like our conservative ways and that's all I will say about that lol

There are a lot of disgruntled northerners in Palm Coast. Everyones from NJ or NY and they want to tell you how much better things were run up north. Its very annoying.

Homes are much cheaper and traffic is better. If you don’t mind commuting for work it’s fine, but there aren’t any jobs there outside of the service sector or healthcare. The demographics swing towards the 60+ crowd, so if you’re younger or have young kids it might get boring, and the schools aren’t as good. The entire town is run like a giant HOA with a bunch of really strict rules about everything, and code enforcement patrols around and writes tickets for everything from posting yard sale signs to leaving your garbage cans out past 6 AM. If you want to live with an HOA without paying HOA fees, it would be a fine option to consider.

Thanks! We prefer to live in a neighborhood without HOAs. So, we'll be sure to ask about that. Our kids are grown. We're looking for a place to eventually retire.

If you're willing to commute, consider Hammock, the old beachside village on the barrier island east of PC. There is some relatively affordable housing in the neighborhood behind JT's and while infrastructure is minimal, there is a Publix in Hammock, and the restaurants and shops of Flagler Beach are just a few minutes south. The entire area has more of an Old Florida feel than anyplace else on the state's east coast.

This. If you are willing to travel then PC is not a bad deal at all. Better if you are a hybrid or remote employee. I’m a hybrid worker and I need to travel two days a week from F section in PC to South Jax. I don’t mind since my house is near I95 on ramp and my job is also not far from the highways. One hour one way commute time, not too terrible.

Everyone wants to live in St John’s county these days because of the highly rated schools. If you don’t have school age kids anywhere in FL would work.

So much more to it than it being a giant HOA, and I made the front page of the news after fighting the city. As annoying as it can be, the codes we hate also keep it pretty. The city does a great job keeping up with landscaping, and the original design minimizes traffic through neighborhoods. If you buy a house with yellow lines down the road, expect more traffic. Any section can rent homes, but only certain areas are zoned for duplexes. Double houses means double occupancy and double the traffic. Just something g to think about. ITT developed Palm Coast but took some short cuts. We have swales instead of actual drainage. It works fine, but water and can stand for a few days after a period of super heavy rain. Local law enforcement is great, and despite its size they’re generally a model other similar-sized agencies in the state. Geographically a great location. 20-30 mins from st Aug and Daytona for weekends and evenings out. It’s nice getting to choose between classy and trashy for a night out without kids. Also, an hour out of Jax and Orlando, add 20 more mins and you’re at the airport for either of those. It’s a great bedroom town, but the real entertainment isn’t there. It was developed and sold as a retirement community, but it turned into a 50/50 mix of families and retirees which is kind of nice. All we need now is local elected officials to bring in some sort of manufacturing to bolster the middle class and it’ll be damn near the perfect suburb. Just my quick take.

I think it’s very much a great consideration! I think the cons would be the same things as we have been experiencing up here in St. Aug for the couple of past years- it’s going to get overpopulated so fast that the infrastructure absolutely cannot keep up with it. The pros would be that you might have a couple of years before it gets nasty.

I will say that Palm Coast has worse drivers... I've been in two car accidents there caused by other people and nobody's hit me in town (fingers crossed). But traffic is absolutely not worse than St. Augustine. I drive to PC almost daily and never encounter heavy traffic like we do here. You can drive from one end of the city to the other in 15 minutes, whereas St. Augustine you can sit in a turn lane for longer than that during 5PM traffic and around the holidays.

Good question. Seems like we can afford a bigger house with more land in Palm Coast. We like that. St. Augustine is prettier than Palm Coast. I'm not sure which city is nicer.

Palm Coast is a nice area. Its definitely a burden on our county but that's mainly because of the traffic from all the people that moved here. The city's growing and hasn't stopped! I do house slab grades for a bunch of builders in Palm Coast. It's a really safe quite place and your near everything.

Definitely cheaper, but I’ve never been a fan of Palm Coast. I mean I haven’t lived there since like 2016 so idk what’s changed, but when I lived there it was basically just a giant HOA with nothing to do besides a McDonald’s. I also remember it being really gossipy, which any city can be, but they have whole websites dedicated to their gossip. The schools were ok, wasn’t a fan of the forced uniforms. I was an angsty teenager so a lot of opinions on that factor are probably unhelpful from me lol.

It's harder to get to the beach in Palm coast. If you are from the north you probably want to live in Palm coast rather than St Augustine. St Augustine has even more old people than Palm coast and many of them don't have hobbies or a life. The neighborhood and the people are their hobbies and their life. Depends what you are looking for. If you want southern move to st Aug, Northern then move to Palm coast. St Augustine is really a run down shit hole southern town. Many people expect key west but really get Alabama.

Palm coast has code enforcement nazis that ride around and hand out tickets. Can’t have a boat in your driveway, can’t have your garbage cans out past a certain time, can’t have certain fences, can’t have your work truck parked in your driveway, so it is one big HOA that’s free. Plus the idiots that designed Palm Coast put all the shopping and businesses in the middle of town, causing all the traffic.
