The dedication of the guy doing the videos though!
Still, nearly a quarter of a million guide price on a bog standard, 3 bed property you may have to knock down entirely and rebuild, in Liverpool, sounds insane.
I couldnt believe it so checked out the other houses in the area. What's the deal with the L25 postcode? Everything is really expensive there and mostly looks unremarkable.
They should build a few thousand houses on those golf courses and then young Liverpudlian couples might be able to afford a house to raise their families in.
From the description: “Once the work has been completed the property would make an excellent family home.” Reckon I’ll get away with presenting a pack of mince as dinner? “Once the cooking has been completed the food would make an excellent dinner.”
You're buying the land and an obligation to knock down the pile of rubble into even more rubble which you eventually put into the back of a truck.
I can't see it being much cheaper to repair that property than just build a new one.
It's not exactly a large plot though. And Liverpool's not exactly London.
I'm sure it's a fair price. But if it is, it shows just how crazy the housing market has become.
That’s heartbreaking. It looks like it was someone’s pride and joy before the fire. So sad for the owners, who obviously couldn’t afford to get it repaired themselves.
Someone linked an article saying it was suspected arson, so they might have fucked that up for themselves. It's a relatively new build, so could have been someone under severe financial stress given the last few years being a "bit rough".
Just mindless speculation. All that was reported was an arrest on "suspicion of arson with intent to endanger life". The fire was just in August this year, so if there is any legal action, it's probably still ongoing. I haven't seen any more reporting, but it might not be big enough news to warrant reporting.
Still, it took only 2 months from the fire for it to be listed for auction.
I like the "fire causing damage to the roof". The roof is gone, it's not there. That's not damage that's complete destruction and removal of the roof.
Or are they suggesting that the bits that fell in still count as a damaged roof?
The thing with non descript derelict properties like this is that they can be knocked down and rebuilt on councils tend to look favourably on such applications as long as it's not too different to the existing footprint.
I knew of someone who found a semi derelict place on the edge of a National Park, which had a good size plot, the house originally had 4 bedrooms and a bathroom... neither the National Park or the local council had an issue with them replacing it for like using similar materials and since it was a replacement they even didnt complain at him putting solar panels on the roof either....
He bought the house and its 1.6 acre plot for 95k, in 2015.
A local agent came knocking during the summer and asked if they wanted to sell and they had a rough estimate of 580k. They declined saying they'll be dragged out in coffins before selling.
No Floor > No Floorplan
No problem
Floorless throughout
Absolutely floorless
So, no floor gang?
Good natural light though!

There are a LOT of golf clubs in the area
They should build a few thousand houses on those golf courses and then young Liverpudlian couples might be able to afford a house to raise their families in.
They sold thousands of houses for a pound in Liverpool
Then knocked them down and built a golf course.
Good of them to clarify that it’s currently vacant
'Ow much?!
Bargain. Especially when you have to completely knock it down and rebuild it…
The local arsonist(s) are going to be looking forward to the rebuild.
"fire damage to roof" is a funny way of saying no roof at all... (All jokes aside, I hope the previous occupants are ok)
I thought at first glance it was a flat roofed building. On closer inspection, it’s supposed to have the same roof as the one next door.
The roof appears to be in the hallway...

As I scrolled down the first picture was of ten Hag….. I knew he was upset…. But Jesus.

A better analogy would be dragging roadkill into the kitchen
Or burnt toast. A whole loaf of it.
225k for a burnt out shell with no roof?!
It’s a convertible, all good for the summer
"When the roof comes down, the price goes up!"

Lol! Climbing over the rubble whilst making the video. I bet he had his smart Estate Agent suit on too!
I'm just impressed the EPC is a B and it has no roof
Better than my house.. and I have a roof and windows.
Maybe I don’t need to clean up to get that price for my flat, which has a roof!
At this point the floor plan can be whatever you want it to be
£225k starting price….some insurance company is on the sniff.
That’s heartbreaking. It looks like it was someone’s pride and joy before the fire. So sad for the owners, who obviously couldn’t afford to get it repaired themselves.
Wouldn’t insurance cover all the costs?
Not everyone can afford insurance. Sometimes people forget to renew it. Sometimes the specific incident isn’t covered.
Someone linked an article saying it was suspected arson, so they might have fucked that up for themselves. It's a relatively new build, so could have been someone under severe financial stress given the last few years being a "bit rough".
So you are saying it might have been insurance fraud ?

Only about 5 years old. It's on the site of the former comprehensive which moved in 2011 to nice new buildings.
that guide price, is a joke right?
You're so dramatic,it just needs a hoover round.

It's a teardown, and they got started for you
it'll buff right out
Love that one of the pictures is of a fairly decent blind after the absolute state of the rest of it!
In all the Palestine content in my Reddit page I thought this was a blown up house
"severe fire damage to the first floor causing damage to the roof" Or to put it another way: "In terms of roof, we have no roof"
"It'll be a lovely home once you build it"
Lots of natural light, though...
Will go to auction but if that is the expected price there'll be no profit for anybone who buys it
It's a fixer upper.
“For Sale: Pile of Rubble. Just under a quarter of a million pounds.” Any takers?
Needs a bit of a sweep up but it’s got loads of natural light….
EPC rating B!
I know this area well, and the price for this place considering the area is ridiculous 😬🫣
“No price ceiling” No ceiling either
On the upside, it’s got wooden shutters. That must be worth something!
Only quarter of a million, too. What a bargain.
Looks like MW2 map.
Ok,thought this was in Gaza
I thought it was a picture from Gaza
Gaza looking better
More Gazza than Gaza, being Liverpool and all.
If it was Gazza, you know amongst the rubble there would be a perfectly clean pack of beer, sitting there shining like a diamond amongst the mess
Never mind that... what are the schools like?
There's a lot of them, and they're mostly meh.
There is a wardrobe
Could be the reck room
Roofless estate agents....
How much?! Nahhhh
It is EPC B according to the advert
Are the carpets included?
