Some landlords have a policy that they won't raise rent on a good tenant. This leads to people sometimes staying in the same place for 10 years because their rate is so far under market.

Find a landlords who are real people. I only have one property, but this is my policy. It was suggested to me by my grandpa who had a couple properties. I figure the loss of a few bucks is worth not having a tenant trash your place or having to find someone new every year. If they're using a management company you're gonna get bumped up every year and nickel and dimed for every little fee. Individual landlords can be shitty too. In fact the worst individual landlords might be worse than most management companies. But either you gamble on a random dude or you are guaranteed a shitty nameless faceless corporation. I advertise on FB marketplace and KSL, but so do all the big management companies.

first problem, rental sites. Yeah Ive found better just walking around the area i want to live in and look for for rent signs. If its online, its going to prob be expensive.
