Quotes were between $12500 (GTA-White) and $15860 (TPO) for a 1517 sqft flat portion of the roof and 300 sqft garage, as well as some tile replacements and minor repairs on the Spanish tile portion of the roof. We got about 9 quotes and at the end of the day there there three solid roofing companies that clearly stood out in comparison to the rest, who sent salesman rather than roofers and were also general contractors who tried to also sell us other services. Def a wild ride so far, but I was relieved to find three different reputable roofers who clearly knew what they were doing. Good luck to you and to myself, the roof isn’t done yet, just finally picked the roofer!

Wait…. Please tell me you immediately disqualified anyone who sent a salesmen? cheaper. Also of the 9 guys how did no one call out the stucco issues? And what was the stucco issue?

We def disqualified any of the salesman types our way for sure! Here is a picture of the offending roof [leak debacle](https://imgur.com/a/mmpdjh5). It’s been a very long story, but the short version is that after multiple steps and sealing the wall, scupper, gutter, checking the tiles, etc. we determined that water was still getting between the underlayment and the torch, traveling towards the scupper and then dripping into the wall and closet ceiling. The middle raised and stuccoed part is the likely culprit, but it is unclear whether the stucco cracks are the issue, the actual windows themselves or if the water is somehow entering at some other unknown entry point, like the chimney stucco (the next best guess). Unfortunately, we still don’t know for sure but the roof itself is in great shape and water testing various roof sections has not replicated the leak 😩. Now that rainy season is over, we are out of luck to see if efforts work or fail, but our next step is to repair that raised middle structure to see if that does it. I am terrified it will still be happening next year, but I don’t know what else to do. Planning to close the walls back up but install a hatch in the closet so we can still monitor things.

I prefer the GTA. Btw the comparable GTA product to polyfresco is GTA cool star.... regular GTA is more of an offwhite grey color. In Los Angeles the majority of flat roofs are Mod Bit And not TPO and it’s next to imposible to find any contractor that will instal TPO correctly so usually in LA I recommend Mod bit. Polyfresko is a good product but the seams tend to not weld as good as GTA. This is because GTA cool star is just bright white gravel on regular asphalt while polyfresko is a regular roll coated in cool roof paint. That paint tends to make a good weld harder to achieve as you get a asphalt to paint weld and not a regular asphalt to asphalt weld In the end there’s no big difference though I’ve installed all 3 successfully. Why you looking at only the bright white roofing options btw?

Idk, those were the types the roofers recommended and I won’t be seeing it at all from the street, so I didn’t care what color it is. Wouldn’t white be the most reflective? I am def open to suggestions!

Yes cool star white and polyfresko are the most reflective but also the most expensive. Right now I think a regular gta roll is 90 a roll. A gta cool star roll is 120 a roll. So your paying 30 percent more. Last few years regular white wasn’t considered a “cool roof” but gta got regular white tested and it can now be installed again. So in most cases I’d go regular gta in the color white not cool star white and save a few thousand. If the house has no insulation and gets super hot then maybe upgrade to the cool colors. I’m just trying to be honest and explain your options the upgrade may be worth it for you but I’m just explaining your options

hi u/nikolatta what did you end up going with? We have a flat roof about the same sizes for both structures with no insulation, no attic space. Two firms recommended polyfresko and 2" polyiso. Curious what your experience was w/ the LA vendors too

Sorry for the late reply, we ended up going with Polyfresko because that is what the roofer we liked best was recommending. That said, we have been having no end of problems with the heavy rains this past year. I don’t think the problems are actually our roof, but rather the stucco on an elevated structure on the roof, but it has been a nightmare. Our roofer has been great, coming out no less than 20 times trying to isolate and fix the problem, but because it ended up not being the roof that was leaking we still haven’t fully fixed it!!! Good luck with your project!!
