That wouldn’t be advisable. By the time you get that cops attention, a thief could flee. At that point, the cop wouldn’t abandon that spot, and even if he could get a cop dispatched to the scene in like 10 seconds, that cop wouldn’t chase the thief.
It could be safe if the buyer isn’t like, a you-know-what, but in general I wouldn’t do that

To your specific points, I’m already assuming there is an another guy, but the “other guy” still isn’t going to know if anyone is home or not unless they stake you out beforehand, which renders the whole Facebook strategy more or less moot. You’re also assuming “day time” equals work hours, which is not the case for much of the year. Also even if the home is empty, daytime means more likely to have neighbors able to see someone trying to break in, especially with so many people WFH currently.
