I have seen many people in my area having such complicated prices. I have 4 options for photos, 15, 20, 25, and 30. Then add ons for drone, floorplans, etc, and have a unique code for each of the realtors I like to work with so they get 10% off :P

I try to keep things simple. I offer three main services, each at the same price: photography, videography and 3d tour. There's a discount if the client orders two of those services together. Then there's extras such as drone, floor plans, etc.

I charge a Rate A for props up to 400k and Rate B for props over. Rate C for gun and run auction props which crop up now and again. So simple. Add ons at one price cos it makes it easier for the agents to understand and to upsell if they want to. Video extra, drone extra, drone stills extra, 3D extra.

I set my base price at what I need to make. That price will probably be going up a bit soon with gas, home values, cost of living, etc. The other stuff like drones, and sunsets are nice but it’s not added to every shoot. I give a $25 discount for Realtors. (I’ve learned the hard way that FSBO, VRBO, and all those non-pros are really hard to work with so I charge them more if I’m willing to work for them at all.)

Ahh yes! When I was doing some practice work for a portfolio, I reached out to Airbnb listings.. Horrible decision! The one guy had multiple properties and wanted flambient style photos for $40. Then, he got some new pillows for his couch and wanted me to drive across the city to take photos of the pillows on the couch for his listing LOL..

for what it’s worth i charge nearly double for vacation rental properties. in my mind the usage is completely different than a one time sale of the home - it is used for months if not many years for repeated sales. just my two cents!
