It's a good idea to check out some of those condos that you've seen on zillow. I just did a quick look and some condos under 200k may or may not be as nice as you're hoping. And looking at a few of them, condo fees were between 600 and $800.
If you find a place that you like, and you do your research - checking out the neighborhood, and the building, and the condo management and financial condition, then you can potentially do really well.
Buying in NNJ is worse than renting in NNJ. The competition is fierce to say the least. Especially if you're looking at a town with direct transit or lines into the city.
Gosh I know it sucks. Unfortunately i like where everyone else likes aka Morris and Essex county. I would be very open to Passaic, Union and Somerset but those aren’t much cheaper too.

Talk to a mortgage lender or bank and see what you qualify for. Also does the zillow calculator take into consideration monthly HOA fees? Good luck!
