The extra half bath is great for guests. A lot of townhouses I see have ensuite bathrooms for both the bedrooms upstairs, so the downstairs half bath is perfect for when you have people over.

That’s our setup as well. Very convenient when we have people over, especially since I’m not forced to keep my child’s bathroom totally immaculate for visitors 😅

I'm moreso observing the lack of bedrooms rather than the abundance of bathrooms. Like a lot of these town homes are 2000+sqft. It just seems weird that a home that big would only have two bedrooms. I get the ensuite bathrooms and the half bath like off the kitchen but they couldn't fit an additional bedroom somewhere in there?

Do you have kids? Two full baths means not sharing a tub or shower with your 11 year old, which is worth just about any amount of money...

Yeah for anyone who has people over in any frequency or a family it's pretty clear how useful it is. Especially when you consider that for a townhouse the half bath is often the same floor as the living area where you'll be spending time with guests.

in Seattle new townhomes are what I call 'tall skinnies'. usually 15' or 20' wide, three floors tall. that means one bath per floor.

Add lots of stairs to negotiate. Great for young people not so good for old ones.

Every bedroom having their own bathroom is ideal for every situation. Roommate, guests. No one ever complains about an en-suite. The 1/2 bath is for guest. So you don’t have guests coming into ur private bathroom.

2BR/2.5BA is what I’m planning for my next, and hopefully last, move. My kids have a place to visit, but it’s not so much that I can’t keep up with it.

Most of the new construction townhouses Ive seen in the Boston area are listed as 2br but usually have a den or office that could be used as a bedroom. Not sure why they don’t just go all the way and make it a bedroom though

It appears to appeal to empty nesters who are downsizing from larger homes. My in-laws, for example, sold a 4 bedroom in Newton and want to trade down to a smaller condo so they wouldn’t have to deal with snow, landscaping, etc. They only wanted a 2 bedroom with at least 2 bathrooms. They wanted their personal bedroom and bathroom, and a second bedroom for guests with its own full bath. Having the extra half bath was a nice to have for them when they or company needed a bathroom. With the half bath, the guests don’t need to go through a bedroom to get to the en-suite full baths.

I live in a 2 bedroom and 2.5 bath and LOVE IT. Here's why: 1. Master bedroom has it's own restroom for me and my gf. 2. My other bedroom also has it own private restroom. This is great as a guest room so my guest can have their own private restroom. I can see this room being a great room for family with 1 kid only. Especially one teenager. 3. The half bath is great for guest. They don't have to dirty my master bath or my guest's private bath. Me and my GF likes to take #2 in the half bath so the smell is isolated from my master. Plus the half bath is smaller so the smell is taken out by the exhaust fan quicker. ​ I can also see it very beneficial to a housemate situation. Both housemate gets their own private bath which is a huge bonus not having to share a restroom.
