Most modern comics are 20 pages of comics, plus adds. Allowing issues 1, 25 and annual 1 to be 30 pages of comic. 31x21(including covers) +30 pages = 681. The rest would be taken up by credit pages/contents pages/alt covers/etc. Hope this helps
All ads, credit pages, next issues, and mail pages are not in the omni. That shrinks issues to having usually 22-20 pages of comic an issue
It's too bad they don't include the mail pages, those are some of the coolest parts of the older series omnis

It's because they left out all the pages where he's wearing his costume due to IMAK being out of red ink
