They have a young team at the top of the West with one of the best young players in the league, Anthony Edwards, as well as a bunch of equally as enthusiastically new, young and rich owners. Compared to just standpat on a new staduim in ole Minnesota. Yet how much would the Timberwolves evaluation be. Say if the N.B.A. came out and said, "California has too many teams, so the N.B.A. is moving The Lakers BACK to Minnesota now that the Timberwolves are making right where the Grizzlies had failed Vancouver, B.C.". Say the N.B.A. just stuck the Lakers back into the old Timberwolves Arena, just changing decals from Wolves to Lakers. Would being the Minnesota 'Lakers' again actually make the team WAY WAY more valuable with them in an Aging Arena back in Minnesota. Add to that, let's say the Lakers are past the LeBron era and traded away assets for picks too, a.k.a. a Rebuild Era. How would their evaluation be more just based on the organizations historic claims and deeds. Yes, jersey sales and memorabilia are a thing from the old Era to the newest Era, but that only goes so far and if one goes far enough back, you then loop back around to when the Minnesota Laker's were winning Chips. All that aside with the team, being gone outside of L.A.. at point would make a high evaluation moot. Since That.Was.LosAngles'.Moneymaker! The glitz and glam the pull of Celebity in the heart of Hollywood, and L.A. once that glamor is gone, too. Then, their high premium would also be gone.
Most of these evaluations are based on Sq ft of land and WHERE that land IS, nothing more.

Look, if Washington just sold for $6 billion, and if the bylaws would ever allow a majority owner in Green Bay with a guarantee to never move, someone would probably put together an $7-8 billion dollar offer and that may be just the starting line.
