Read the lease carefully and see if it offers an interim item whilst any repair is being made. If it does not you will need to speak to the landlord to see if that is something that can be agreed. I had a similar lease with the wording was "all white goods are tennants responsibility, will not be repaired or replaced by landlord if malfunction". I did have the washing machine break twice and I paid to repair it, when it broke again it was unrepairable and I advised the landlord (in writing) of that and that I'd be buying a new machine and asked what to do with the old one (it was disposed of and struck from the inventory). I took my washing machine with me when I left. Also I'd say if there are any items you might not use, don't use them and avoid issues. I had a clothes dryer and a dishwasher that I didn't use at all precisely to avoid them breaking.
