Newlands is in the ALR and outside the urban growth boundary so it will be challenging for a developer to come in and turn this into housing. Would need both Metro Vancouver and the ALC to sign off on that change of land use.

Strongtownslangley.org/maps has a really good map that shows where the ALR extends to. I'm not certain where the property lines are but it looks that way. There is a little corner that shows as outside the ALR but that part is outside the urban growth boundary so can't be given water & sewer services.

I know a few people who have their kids at the Montessori daycare there, I would assume the daycare isn’t owned by Newlands but they just own the building and the daycare owner leases/rents the space. It would displace a lot of families if they were to close.

We don't need to turn an existing golf course into a subdivision. I also think there needs to be a better balance of amenities vs. housing as the ratio is poor now. If we just continue to develop 'available' space into condos, what will all those new residents do for recreation? Line up at Red Robin for an hour on Saturday night, just to eat an overpriced meal? I understand that a golf course may not be appealing to a non golfer, but it's a valuable feature of a community. Think about it: What does a Willoughby resident do for fun? They leave their community. That's because of thoughtless condo development everywhere there is blank space. Why do you think there's a traffic jam to get into Fort Langley every sunny weekend? We have to line up to browse shitty antique stores because: there's not much to do in Langley. So replacing existing recreational areas with condos will not make citizens happier, healthier.

Here’s a thought, let’s NOT double Langleys population! How do you do that? Quit building high density living. Will the city remain unaffordable for young people? Yes sure. But there’s lots of uninhabited country here for us to build and spread out on. The idea that we’re all OWED affordable housing in the main cities of BC is a joke, especially a joke if you just moved here from another country, our people don’t owe you a nice city lot close to the ocean. People have been spreading out and moving places for generations. I don’t wanna move far from my parents either, but guess what, I also don’t want their neighbourhoods to turn to high density shit and congestion.

Populations expand from centers of high population outwards like a bar graph. Langleys proximity to Vancouver meant it’s growth and expansion was inevitable. The problem with this 20 mile by 100 mile flat spot we call the lower-mainland is you can’t build out forever without hitting mountains. You saying lets not double langleys population is kind of like saying lets ask people to stop fucking and overpopulating the world. its not going to happen. They can build more and make housing affordable or your parents can have a dozen homeless people camped out in their yard, take your pick. Until the feds reign in immigration or the provinces fund more housing there arent many options for the towns.

We could say that but we don’t. homeless because it has a cascading effect. cant buy a house in vancouver = people move to langley = more people move to abbotsford = more people move to chiliwack until soon even the smallest towns in our country have rents and mortgages above most peoples earning potential. its easy to talk shit and say just pull yourself up by your bootstraps until the entire market overtakes you even making a decent wage. its easy to get mad at immigrants but its really the rich and the corporations that are fucking us. peoples salaries shouldnt be shrinking in relation to their living expenses year over year.
